Job Summary:
The Maintenance Manager is responsible for overseeing the daily operations of the maintenance department, ensuring that all systems, equipment, and facilities are operating efficiently and safely. This role involves managing a team of maintenance staff, scheduling preventive maintenance, coordinating repairs, and ensuring compliance with safety and regulatory standards. The ideal candidate will have strong technical skills, leadership experience, and a commitment to maintaining high-quality standards.
Key Responsibilities:
- Team Leadership: Supervise, train, and schedule maintenance staff. Assign tasks and monitor performance to ensure efficient and high-quality service.
- Preventive Maintenance: Develop and implement a preventive maintenance program to ensure that all equipment, systems, and facilities are functioning correctly and safely.
- Repairs and Upkeep: Oversee daily maintenance activities, including HVAC, plumbing, electrical systems, carpentry, and general repairs. Coordinate and prioritize repair tasks to minimize downtime.
- Safety and Compliance: Ensure that all maintenance work complies with safety regulations, building codes, and environmental standards. Conduct regular safety inspections and audits.
- Vendor Management: Coordinate with external vendors and contractors for specialized repairs, equipment servicing, and projects. Manage vendor contracts and relationships.
- Inventory and Supplies: Monitor and manage inventory of maintenance supplies, tools, and equipment. Ensure timely ordering and restocking of essential items.
- Budget Management: Assist the Director of Facilities with budgeting, cost control, and forecasting for maintenance projects. Track expenses and identify cost-saving opportunities.
- Crisis Management: Respond to maintenance emergencies promptly, ensuring that issues are resolved quickly and efficiently to minimize impact on guests and operations.
- Facility Improvement: Identify opportunities for facility enhancements and coordinate improvement projects to maintain the property’s appearance and functionality.
- Perform other reasonable duties as required by management.
Qualifications:
- Bachelor’s degree in Facilities Management, Engineering, or a related field is preferred.
- 3 years of experience in maintenance management, with at least 1 year in a leadership role, preferably within a luxury resort or hospitality environment.
- Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
- Proven leadership skills with the ability to manage and motivate a team.
- Excellent problem-solving and organizational abilities.
- Proficiency in maintenance management software and Microsoft Office Suite.
- Ability to work flexible hours, including evenings, weekends, and holidays, as required.
Physical Requirements:
- Ability to stand, walk, and move around the property for extended periods.
- Occasionally lift and carry items up to 50 pounds, such as tools, equipment, or supplies.
- Frequent bending, reaching, and twisting to perform maintenance tasks and repairs.
- Manual dexterity to handle tools, equipment, and control systems.
- Good vision to inspect property areas and read maintenance documents; good hearing to communicate effectively with team members and respond to alarms.
- Ability to speak clearly and effectively to convey information to guests, team members, and other departments.
Pay Range and Compensation Package:
- $80,000-$86,000 per year
