Position Overview:

The Maintenance Technician will work closely with Property Management & Leasing staff to ensure that all daily operational & maintenance tasks are taken care of to maintain the value and appearance of the property and equipment. The position is also responsible for maintaining, troubleshooting and repairing or arranging for repairs of all building operational systems at the property including the clubhouse and grounds. Requires attention to detail with a passion for ensuring the quality and functionality of luxury living spaces.

Essential Duties & Responsibilities:

  • Effectively multi-task and recognize and address important and time-sensitive tasks and matters. Maintains regular contact and builds solid working relationships with property staff and tenants to ensure the highest level of customer service.
  • Performs corrective building interior and exterior maintenance as required by daily visual inspections and work orders. Complete all work with attention to detail and quality that is specific to the level.
  • Notifies the Maintenance Supervisor of all work performed. Any maintenance needs regarding life safety and liability must be performed immediately or as reasonably possible.
  • Diagnose, repair, and complete installation of Whirlpool and General Electric appliances including refrigerator, gas range, microwave, dishwasher, washer and dryer.
  • Completes work orders and maintenance repair items in a timely manner and ensures that all requests are handled in a professional manner. Communicates with all members of the property management team regarding tenant matters that pertain to maintenance work orders or the property.
  • Purchases equipment and supplies for the property within the guidelines of the budget and with the approval of the Property Manager/Maintenance Supervisor. Reviews invoices for accuracy.
  • Coordinates contractor, tenant and management approvals for work orders that require the use of an outside contractor. Maintains and checks service contractors’ work schedules. Ensures time, date, repairs are made and properly recorded. Maintains log of work order details.
  • Monitors and inspects HVAC, mechanical, plumbing and electrical systems and assists system testing. Develops and maintains logs on the maintenance history of each building and units as needed.
  • Completely understands the building life safety systems and what the procedures are in the event of an emergency. Provide after-hours emergency coverage and will be listed as the first point of contact in the event of an emergency and must be accessible to respond when on-call. Assist in snow and ice clearing operations.
  • Submits weekly reports to Property Manager/Maintenance Supervisor on work performed and any outstanding projects along with keeping updated logs in the property management software program.
  • Maintain property curb appeal including outdoor duties such as basic groundskeeping, trash pick-up and waste removal.
  • Responsible for any other duty or responsibility, as assigned by Property Management.

Qualifications:

  • 2 years of maintenance experience preferred, but not required.
  • Basic computer knowledge to include email, use of additional mobile applications, and general desktop computer applications.
  • Strong verbal and written communication skills.
  • Ability stand for extended periods of time, sit, walk, bend, turn/twist, kneel, stoop and crouch.
  • Must be able to carry, move, and positions objects weighing a minimum of 40lbs or more.
  • May be required to travel to and from properties/supply stores.
