What are the responsibilities and job description for the Area Construction Manager position at Hakes Brothers?
The Area Construction Manager plans and directs all tasks required for the construction of new homes.
Duties include:
- Culture of Teamwork and Extreme Ownership.
- Develop a culture of Teamwork and Extreme Ownership within the Construction department.
- Set an example of enthusiasm, hard work, honesty and accountability.
- Achieve the highest level of quality for each home that is under construction, especially at the NHO state.
- Identify and follow up with Construction Managers to ensure errors are corrected and action plans are put in place to avoid the same errors on future homes.
- Ensure that all houses are built per plan.
- Check floorplans, elevations, and scopes of work on a regular basis.
- The Area Construction Manager is responsible for Model Homes' Maintenance and ensuring Model Homes always appear in retail condition (light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.).
- Area Construction Managers pride themselves in planning, organizing, and directing the Construction Managers to meet construction deadlines and goals.
- The Construction Manager monitors monthly closings to ensure company goals are met.
- Ensure homes are on schedule to finish on time.
- Weekly review and follow up with Construction Managers to ensure the status of each home on the Construction Tracker is 100% updated.
- Ensure the Closing Tracker is updated on a regular basis with dates of completed SPEC NHOs.
- Follow-up with Office Assistant to ensure an SO is created based on the SPEC NHO list created.
- Solidify the importance of progressing construction schedules every day. Y
- The Area Construction Manager is directly responsible for all QAIs and NHOs to be ready and delivered on time.
- Ensuring the Construction Managers work with the Office Manager to schedule closings by the 15th of each month.
- The Construction Manager is in charge of ensuring each homeowner receives thorough and timely service for warranty claims.
- The Construction Manager is tasked with maintaining the overall budget for all warranty expenditures.
- Occasionally attend an NHO to ensure proper expectations are being set.
- Score well on the Customer Satisfaction Survey.
- Ensure that any warranty items left over from NHO or follow-up are complete in a timely manner.
- Help Hakes Brothers become the Builder of Choice for our trade contractors.
- The Construction Manager is the liaison between trade contractors and Hakes Brothers.
- Take the lead on Annual Contractor Award Ceremonies, as well as contractor barbecues.
- Look for ways to help control and reduce construction costs.
- Coach Construction Managers to monitor and control materials delivered to the jobsite to avoid materials from being stolen or damaged; hold trades accountable.
- Negotiate fair prices for required work above and beyond the scope of work.
- Take responsibility for maintaining a clean worksite.
- Weekly review Home Starts and NTP deadlines on the Closing Tracker to ensure homes start on time.
- Review the Plot Plan Approval process to ensure homes are being released to the Construction team without any errors or delays.
- Assist with Model Home Construction
- The Area Construction Manager is ultimately in charge of any and all violations that may be received by OSHA.
- Assist Construction Managers and trades to follow SWPPP requirements.
- Hire and supervise all Construction staff.
- Manage sick and vacation days; keep track and update time off requests in ADP; ensure appropriate coverage while employee is out to maintain quality, control, and speed of construction.
- Manage company relationships; cooperate with other departments, including Construction, Sales, Product Development, and Accounting.
- Build and maintain great working relationships with key members of City and County staff.
- Establish processes and systems to help achieve and excel business goals and objectives.
- Provide constructive and timely performance evaluations.
- Handle discipline and termination of employees in accordance with company protocol.
- Must own or have access to a vehicle for daily work.
- Must carry a valid driver's license and auto liability insurance.
