Responsibilities
The Land Acquisition Manager negotiates the acquisition of properties with landowners, attorneys or brokers. Obtains and examines public land records and land title for due diligence. Plans, directs, and coordinates all land acquisition activities. Duties include:
- Meets Division goals for lot pipeline maintenance and growth.
- Finds and achieves AMC approval for A land deals.
- Helps reduce risk by negotiating favorable finish-lot deals with low deposits and specific performance terms.
- Updates timing and deal structures as needed to assist with company cashflow analysis.
- Manages takedowns and the Lot Takedown Tracker.
- Analyzes contracts accurately and competently.
- Becomes an expert in all aspects of Land Acquisition.
- Ensures seller compliance with contractual obligations.
- A great Land Acquisition Manager takes pride in owning the land acquisition process from start to finish.
Land Department Duties
- Oversees Land Department budget.
- Hiring and supervising all Land Acquisition department staff.
- Manages PTO and vacation days; keeps track and updates time off requests in ADP; ensures appropriate coverage while employee is out to maintain quality, control, and productivity.
- Manages company relationships; cooperates with other departments, including Construction, Sales, Product Development, and Accounting.
- Builds and maintains great working relationships with key members of City and County staff.
- Establishes processes and systems to help achieve and excel business goals and objectives.
- Provides constructive and timely performance evaluations.
- Handles discipline and termination of employees in accordance with company protocol.
Vehicle
- Must own or have access to a vehicle for daily work.
- Must carry a valid driver's license and auto liability insurance.
Education
- Required: High School diploma or GED
- Preferred: Bachelor's Degree in Financing, Accounting, Business, Real Estate, or related field
Experience / Qualifications
- Required: At least three years' relevant experience
