Position Purpose

The Corporate Regional Manager is responsible for the oversight and performance of a portfolio of 2,500-3,000 residential units, ensuring operational excellence, financial success, and resident satisfaction. This 100% remote role requires strong leadership, financial acumen, and expertise in marketing, leasing, compliance, and team development to drive efficiency and optimize property performance.

Essential Responsibilities

  • Review and audit marketing and leasing functions for communities, including, but not limited to, showing units, screening and selecting qualified residents, preparing advertising and marketing programs, surveying competition, reporting, and compliance with rental applications and leases.
  • Receive escalated resident relations issues and assist in resolution. Respond to resident inquiries, complaints, and concerns.
  • Review and approve/deny Reasonable Accommodation/Modification requests.
  • Conduct a physical inspection of all assets at least quarterly.
  • Oversee financial performance and budget creation/oversight on all designated properties. Has specific oversight of all financial reporting and control, including budget preparation, budget variances, reporting, approving invoices, inventory of equipment and supplies, payroll, and additional items as needed.
  • Manage, train, and develop Community Managers. Assist Community Managers with their staff, including hiring, terminations, performance management, orientations, payroll, motivation, employee performance reviews, and goal setting. Responsible for all personnel issues, coordinating all corrective actions with Human Resources and the Regional Vice President.
  • Assist in the roll out and implementation of new software programs, policies, and processes. Communicate with their team the objectives and expectations associated with each.
  • Act as a replacement community manager at any designated properties under the span of control, fully able to perform all community manager tasks.
  • Responsible for conducting second interviews as needed prior to hires in the communities within your team. Upon hire, ensure the new employee is onboarded and trained to Haley Residential standards.
  • Dispositions - Responsible for communication with the on-site team, including but not limited to decisions for sale, stay bonuses, and disposition benchmark requirements. Responsible for monitoring performance and working with the team to ensure a successful disposition.
  • Acquisition - Responsible for heading due diligence team while on-site, responsible for completing employee interviews and discussing recommendations with the Regional Vice President. Prepare action plan for takeover and onboarding of new team. Provide weekly feedback to the Regional Vice President for the first 90 days post-closing.
  • Oversee weekly delinquency reporting and ensure teams are entering comments. Review delinquency weekly to ensure evictions are filed as needed and the site is complying with the delinquency policy.
  • Oversee the financial performance of each property, including—but not limited to—growing revenue and controlling expenses. For example, attend weekly Revenue Management Calls, push renewal rates, review Open Items Report, and work with teams as needed.
  • Budgeting – Complete the budget with Community Managers and submit a finalized budget to RVPs for review.
  • Coordinate casualty/insurance claims, including, but not limited to, reviewing and submitting incident reports. Ensure accuracy and the full scope of information is received. Work with legal, RVP, and Insurance on claims/suits that may arise.
  • Quarterly review of financial performance with the Regional Vice President.
  • Monthly review of overall performance with each team, including but not limited to income, expenses, occupancy, make-ready, and work orders. Provide a written action plan as needed if the site is missing any metrics to the Regional Vice President, along with a Budget Variance Report.
  • Responsible for coordinating and ensuring the accuracy of various reports, for example, occupancy predictions and BVRs.
  • Maintain knowledge of all markets and be aware of changing conditions, proactively working to address any concerns.

Job Specifications

  • Three years prior experience in a related field required.
  • Experience in handling financial aspects of property management.
  • Knowledge of business principles, management theories and accounting/finance practices usually acquired through bachelor’s degree in business or related field or equivalent work experience. Certified Apartment Manager (CAM) designation by National Apartment Association strongly preferred.
  • High level communication skills, written and verbal.
  • Ability to handle multiple priorities on an ongoing basis.
  • Periodic significant time involvement beyond normal working hours to meet deadlines.
  • A State driver’s license and working vehicle for use during business hours, and proof of liability insurance required.
  • On-time, consistent attendance is an essential function of the position.
