What are the responsibilities and job description for the Make Ready Technician position at Haley Residential?
Position Purpose
Ensures that all vacated apartments are thoroughly restored to market-ready status in a timely manner, including cleaning, painting, and performing light maintenance in the vacated units. Assists the Maintenance team with other duties as needed.
Essential Responsibilities
- Performs the provided checklist of duties to restore the apartment to market-ready status. This may include trash removal, painting, cleaning, replacing appliances, performing light maintenance, plumbing or carpentry, or anything necessary to prepare the unit for resident move-in.
- Assists in maintaining grounds and exterior building issues, including trash removal, pet waste, pool assistance, painting, power washing, snow removal, and other duties as needed.
- Assists maintenance as needed. May assist with work orders and may participate in an on-call schedule.
- Replace locks for resident move-in. Makes keys if necessary.
- Other maintenance duties as assigned.

- Work Order per day average
- Work Order completion average - standard less than three business days.
- Make-Ready Turnaround Time Average (Within Ten Days)
- Five-Day Inspection Checklist Average (New Resident – Less than three items)
Job Specifications
- Ability to learn or knowledge of all phases of the make-ready process. Including: plumbing, painting, texture, sheetrock, carpentry and light electrical.
- Ability and desire to work efficiently at a fast pace.
- State driver’s license and working vehicle for business use.
- A smartphone is required for use at work.
- Ability to provide personal hand tools for use at work.
- Strong communication skills and behaviors that reflect Haley Residential’s core values. Portrays a “how can I help?” attitude.
- On-time, consistent attendance is an essential function of the position.
