One of the largest buyers of Residential Real Estate in Hampton Roads is hiring another Project Manager to join in running and leading it’s production side of local residential redevelopment projects. Please keep in mind you MUST have at least 5 years of residential project management experience and 3 year of experience in managing others! No exceptions here. We're looking for the best of the best when it comes to running projects and sub contractors.

This is a full time position located in our Virginia Beach office. If you love to work hard, and do what it takes to get the job done, have no excuses, then you’ll love being a part of our kick a$$ construction team.
Please note that 75% of our jobs are in Hampton, Newport News and Chesapeake, Virginia Beach.
Responsibilities:
- Work with vendors and prospective contractors to develop basis for labor and material costs.
- Make onsite job inspections to determine progress of work or any unusual conditions, compliance issues and complications.
- Manage construction projects, and oversee progress and performance of staff and contractors while adhering to timelines and contract specifications.
- Ability to establish and maintain cooperative relationships;
- Ability to communicate and effectively orally and in writing;
- Ability to lead a team to a common goal
- Effectively and efficiently communicate to your contractors and team members.
- Effectively schedule sub contractors to work at their maximum potential
- Understand wholesale pricing of various phases of residential construction
- Manage the timelines of completion of multiple projects at various phases.
- Manage and run 10 – 18 projects at a time from $500 jobs to $70,000 full gut jobs to $140,000 new construction.
Requirements:
- Valid Driver's License.
- Associates or Bachelors Degree or Equivalent Experience
- 5 Years Project Manager or Construction Management Experience
- Clear driving record, no felony convictions, no misdemeanor convictions involving theft or injury to persons or property.
- The ability to speak the language of contractors is preferred, however, this can be trained for the right individual.
- Excellent Computer Skills Required.
- Ability to Speak Spanish is a bonus.
PHYSICAL REQUIREMENTS:
- View computer screen for extended periods
- Sit or stand for long periods of time
- Occasionally bending or stooping or crawling and ability to lift up to 25 pounds- 100 pounds
- Ability to climb ladders and other support equipment
- Ability to walk over uneven surfaces in all kinds of weather
- Positive Attitude
- Patience yet drive.
WORK ENVIRONMENT:
Work is performed in a normal office environment. Site visits will also be required outside with possible exposure to extreme elements in various seasons. Employees may be required to work in excess of 8 hours in a day and/or 40 hours per week.
