The Commercial Property Manager is responsible for overseeing the daily operations, financial performance, and tenant relations of assigned commercial properties. This role involves ensuring the properties are well-maintained, fully leased, and operating efficiently while delivering exceptional service to tenants and maximizing asset value.
1. Property Operations
- Conduct regular property inspections to ensure cleanliness, maintenance, and safety standards are met.
- Oversee and coordinate building maintenance, repairs, and capital improvement projects.
- Manage vendor relationships, including contracts, performance, and compliance with service agreements.
- Ensure all building systems (e.g., HVAC, plumbing, electrical) are operational and maintained per schedule.
- Respond promptly to tenant maintenance requests and emergencies.
2. Tenant Relations
- Foster strong relationships with tenants to address concerns, maintain satisfaction, and ensure lease compliance.
- Coordinate tenant move-ins and move-outs, including inspection reports and deposit settlements.
- Handle tenant disputes and implement resolutions in accordance with lease agreements.
3. Financial Management
- Prepare annual operating budgets, expense forecasts, and capital improvement plans.
- Review, approve, and manage property-related invoices and expenses.
- Track rent collections and address delinquencies or arrears proactively.
- Analyze property performance and prepare monthly financial and management reports.
4. Leasing & Marketing
- Collaborate with leasing teams to market vacant spaces, conduct tours, and finalize lease agreements.
- Ensure lease renewals and amendments are negotiated timely.
- Stay informed on market trends and adjust property strategies accordingly.
5. Compliance & Risk Management
- Ensure properties comply with local building codes, safety standards, and regulations.
- Monitor and renew property insurance policies.
- Develop and implement emergency response plans.
- Address environmental issues or incidents as required.
6. Administrative Duties
- Maintain accurate records of leases, property inspections, and maintenance schedules.
- Update property management software and tenant portals as needed.
- Work closely with legal counsel to ensure lease and compliance issues are managed appropriately.
Qualifications
Education & Experience
- Bachelor’s degree in Real Estate, Business Administration, or a related field (preferred).
- Minimum of 3-5 years of experience in commercial property management or a similar role.(Dallas Area Preferred)
Skills & Competencies
- Strong understanding of property management principles and practices.
- Proficient in property management software and Microsoft Office Suite.
- Excellent communication, negotiation, and problem-solving skills.
- Financial acumen, including budgeting and forecasting.
- Ability to multitask and prioritize effectively in a fast-paced environment.
Certifications (Preferred)
- Certified Property Manager (CPM)
- Real Property Administrator (RPA)
