Key Responsibilities
1. General Building Maintenance:
- Conduct regular inspections of the facility to identify and address maintenance needs.
- Perform routine repairs on plumbing, HVAC systems, electrical systems, and office fixtures.
- Ensure proper functionality of office equipment such as lighting, elevators, and security systems.
2. Preventative Maintenance:
- Develop and execute a preventative maintenance schedule for building systems and equipment.
- Monitor building systems to detect and prevent potential issues.
3. Emergency Repairs:
- Respond promptly to emergency maintenance requests, including breakdowns, leaks, or safety hazards.
- Troubleshoot and resolve facility issues to minimize downtime.
4. Vendor Coordination:
- Liaise with external contractors and vendors for specialized repairs or maintenance services.
- Supervise contractor work to ensure compliance with safety and quality standards.
5. Compliance & Safety:
- Ensure the office building adheres to all local, state, and federal safety codes and regulations.
- Conduct routine safety inspections and address any identified hazards.
- Maintain proper records of inspections, repairs, and maintenance activities.
6. Inventory & Supplies Management:
- Maintain an inventory of maintenance tools, equipment, and supplies.
- Order and replenish supplies as needed to ensure continuous operations.
7. Miscellaneous Tasks:
- Assist in setting up furniture or equipment for office events or reconfigurations.
- Support building security protocols, including access management and alarm system checks.
Qualifications
Education and Experience:
- High school diploma or equivalent; technical or vocational training is a plus.
- Proven experience in building maintenance, facilities management, or a related role (2 years preferred).
Skills:
- Strong knowledge of plumbing, HVAC, electrical, and mechanical systems.
- Proficiency in using hand tools, power tools, and maintenance equipment.
- Basic computer skills to manage maintenance records and vendor communication.
- Excellent problem-solving and troubleshooting abilities.
Key Competencies:
- Proactive and organized with attention to detail.
- Strong communication and interpersonal skills to interact with vendors and office staff.
- Ability to prioritize tasks and work under minimal supervision.
- Physical ability to lift heavy objects (up to 50 lbs) and perform labor-intensive tasks.
