What are the responsibilities and job description for the Manager - Facilities & Property Management position at Harbor, Inc.?
Harbor is looking for a Manager of Facilities and Property Management who is capable of providing oversight to outside contractors on projects and solicits and secures bids on facilities improvement and repair projects. This position is responsible for coordinating, organizing, supervising and overseeing the Facilities Dept. and the overall management of Harbor properties. Coordinates the duties of contractual maintenance and janitorial vendors.
Position is full-time.
Education/Experience/Other Requirements:
- Requires an Associate’s degree in business, construction management, or related field plus 3 years related experience. Bachelor’s degree preferred. In lieu of a degree, 5 years of related experience in construction, property management, building maintenance, HVAC, or related field will be considered.
- Experience to include formulation of contractor bid requirements and selection and oversight of contracts awarded.
- Experience in supervising building maintenance, HVAC and other building systems strongly preferred.
- Must be able to track and supervise projects within budgets established.
- Must have a valid driver’s license, acceptable driving record, and show proof of personal auto insurance policy to be deemed insurable with Harbor’s vehicle insurance carrier.
Essential Job Competencies/Primary Duties:
- Oversees the maintenance of all HVAC, plumbing and electrical systems as well as the structural integrity and aesthetic appearance of Harbor facilities.
- Under the supervision of the senior management team, identifies and prioritizes needed improvements to Harbor owned facilities.
- Prepares budgets for identified projects.
- Prepares bid specifications for contractors for identified projects.
- Contacts contractors to secure bids and provides contractors with information necessary to submit bids.
- Under the supervision of the senior management team identifies winning bidders and establishes project timelines.
- Coordinates and supervises awarded projects to ensure that work is performed in compliance with bid, budgetary, and quality specifications for the project.
- Coordinates the duties of maintenance, janitorial and other related contractual vendors.
- Routinely collects bids and price comparisons for routine janitorial and related contractual vendors and under the supervision of the senior management team and Facilities, identifies and implements changes to such contracts as needed.
- Assists the senior management team to secure new leases for vehicles and assures their maintenance.
