POSITION DESCRIPTION:
The Maintenance Tech plays a key role in our mission to deliver world class service and products and a memorable vacation experience to everyone that passes through our doors. They ensure every single guest and owner has an enjoyable experience at the Inn. The position involves
- Performing preventative maintenance on rooms, public areas, and tools and equipment.
- Completing daily tasks as assigned by the Maintenance Manager/Supervisor and processing work orders as they surface.
- Completing appropriate paperwork to show the status of work orders, work requests, and preventative maintenance records.
- Inspecting rooms and common areas (inside and outside), and workspaces to make note of any areas/items that need maintenance.
- Troubleshooting and performing repairs on equipment and items commonly found on property.
- Painting designated areas and items as assigned.
- Completing shift logs and applicable shift checklists.
- Inspecting guest rooms and bathrooms according to itemized checklist. Making note of deficiencies and resolving accordingly.
- Inspecting and repairing grout and caulking.
- Inspecting heating and cooling pumps and performing preventative maintenance on such units.
- Performing minor plumbing tasks.
- Making repairs to furniture.
- Installing and repairs/replaces sheet rock and other wall covering, basic electrical fixtures, light switches, and light bulbs.
- Communicating with other teams/departments to ensure the operation runs smoothly.
- Installing, replacing, and programming televisions.
- Performing basic landscaping as needed.
- Performs miscellaneous minor repairs such as tightening loose toilet seats, replacing toilet seats, changing light bulbs, patching holes in walls, replacing TV remotes, etc.
- Utilizes the Lockout/Tagout system before performing any maintenance work (when applicable).
- Practices safe work habits, wears PPE, and complies with MSDS and OSHA standards.
- Assisting in other departments as needed.
- Initiating conversations with guests and owners, thanking them, anticipating their needs, seeking their feedback, and taking appropriate action. Consistently practicing the 10- and 5-feet rule, and referring to the guest by name, making appropriate eye contact, and displaying positive/welcoming body language when doing so.
- Approaching all interactions with guests, vendors, and team members in an attentive, friendly, courteous, professional, business-like, service-oriented manner.
- Obtaining the necessary knowledge to provide information and recommendations to guests and owners via phone, email, and in person regarding the property, rooms, rates, amenities, the local area, events, activities, dining options, and directions.
- Greeting guests and owners and providing a first point of contact to the property in a manner that creates an excellent first impression.
- Resolving the concerns of both guests and owners according to organizational guidelines in a manner that is both effective and tactful being sure to utilize the assistance of management as needed.
- Remaining available to guests and owners at all times while on the clock.
- Working effectively with other department and team members and establishing good working relationships with them to best meet the needs of guests and best facilitates a positive working environment.
Taking initiative in finding tasks to work on during slower times and seeking ways to better enhance the guest and owner experience.
It Also Involves:
- Arriving to work as scheduled and following the property's attendance guidelines.
- Attending meetings and trainings as requested.
- Practicing all safety guidelines of the organization and reporting safety concerns to management.
Adhering to organizational guidelines/policies/expectations as well as federal, state, and local laws, including the property's confidentiality expectations.
Qualifications:
All of our team members are passionate about guest service and helping others. They love being a team player and are detail oriented as well as flexible/adaptable. They are able to work a flexible work week including nights, weekends, and holidays. They understand maintaining confidentiality is important. This position both works indoors and outdoors. Previous experience within areas such as basic repairs, painting, carpentry, wall covering, plumbing, electrical, HVAC, preventative maintenance, capital projects, pool operations, landscaping, etc. preferred.
