Classification: Building Inspector I – 11
Salary Range: $38,495 to $53,123

Classification: Building Inspector II – 13
Salary Range: $47,662 to $65,774

Classification: Building Inspector III – 16
Salary Range: $61,998 to $94,099

Under general supervision from the Building Official, performs skilled inspection work to ensure compliance with the city's building, mechanical, energy, electric, plumbing, gas codes and related local regulations. State licensing is required or must be obtained.

Examples of Duties

Inspects buildings during construction, alteration, or repair for compliance with code requirements, engineered plans and safe construction practices; stops construction until deficiencies are corrected
  • Inspections are performed for compliance of residential and commercial construction projects in specific licensed disciplines of Building, Plumbing, Electrical, or Mechanical Codes, and FEMA flood requirements
  • Performs comprehensive reviews of residential plans to ensure code compliance
  • Enforces codes and regulations and explains permit and compliance process to customers; assists and advises the general public in matters related to construction and code requirements
  • Documents and maintains complete and accurate records of all inspections and any regulatory actions taken within permitting software
  • Extensive knowledge of local plumbing, mechanical, building and electrical codes and current construction procedures and technology
  • Interpretation of codes in the field and ability to provide code compliant solutions
  • Must possess the ability to positively interact with the other staff members, the general public, contractors, government entities and other clientele
  • Excellent verbal and written communication skills
  • Good time management, organization, and attention to detail skills
  • Demonstrate ability to exercise initiative and a considerable amount of independent judgement
  • Investigates complaints regarding unauthorized or non-compliant construction, and issues “stop work orders” as necessary
  • Inspectors are required to obtain state licensing
  • Must possess and maintain valid driver's license
  • Performs other duties as assigned

SPECIFIC FUNCTIONS BY JOB CLASSIFICATION
Building Inspector I
In addition to the Essential Functions listed, the candidate performs the following duties:
1) Residential Inspections
Preferred Certifications: Residential Certifications (Electric, Mechanical, Plumbing, Building)
Preferred Experience: 1-2 Years
Supervision received: Works under the general supervision of the Chief Building Official and reports to Chief Building Inspector
Supervision exercised: None
Licensing: 1 required discipline within 6 months; all 4 within 2 years

Building Inspector II
In addition to the Essential Functions listed and responsibilities for a Building Inspector I, performs the following additional duties:
1) Residential plan review
2) Commercial Inspections (with supervision)
3) Mentors Building Inspector I positions
Required Certifications: Residential Certifications Electric, Mechanical, Plumbing, Building
Required Commercial Certifications: At least 2 commercial certifications, Electric, Mechanical, Plumbing, or Building
Supervision received: Works under the general supervision of the Chief Building Official and
reports directly to the Chief Building Inspector
Supervision exercised: Limited supervision for Building Inspectors I/II as directed by Chief Building Inspector
Required Experience: 4 Years or a demonstrated understanding of job duties

Building Inspector III
In addition to the Essential Functions listed and responsibilities for a Building Inspector I & II, performs the following duties:
1) Plan review of commercial structures (with supervision).
2) Inspections on all building types
3) Serves public nuisance notices; follows through on abatement issues; examines burned buildings upon request to determine structural safety for occupancy or reuse. Conducts condemnation proceedings on unsafe structures and damaged structures.
4) Mentors all Inspectors
Required Certifications: Residential Certifications (Electric, Mechanical, Plumbing, Building)
Commercial Certifications (Electric, Mechanical, Plumbing, Building)
Supervision received: Works under the general supervision of the Chief Building Official and
reports directly to the Chief Building Inspector

Propósito General del Trabajo
Bajo la supervisión general del Funcionario de Edificaciones, realiza trabajos de inspección especializada para asegurar el cumplimiento de los códigos de construcción, mecánicos, energéticos, eléctricos, de plomería, gas y regulaciones locales relacionadas de la ciudad. Se requiere o debe obtener licencia estatal.

Funciones y Responsabilidades Esenciales
  • Inspecciona edificios durante la construcción, alteración o reparación para garantizar el cumplimiento de los requisitos del código, los planos de ingeniería y las prácticas de construcción segura; detiene la construcción hasta que se corrijan las deficiencias.
  • Se realizan inspecciones para verificar el cumplimiento de proyectos de construcción residenciales y comerciales en disciplinas específicas de los Códigos de Edificación, Plomería, Eléctrico o Mecánico, y los requisitos de inundación de FEMA.
  • Realiza revisiones exhaustivas de planos residenciales para garantizar el cumplimiento de los códigos.
  • Hace cumplir los códigos y regulaciones y explica el proceso de permisos y cumplimiento a los clientes; asiste y asesora al público en general en asuntos relacionados con la construcción y los requisitos del código.
  • Documenta y mantiene registros completos y precisos de todas las inspecciones y de cualquier acción reglamentaria tomada dentro del software de permisos.
  • Amplio conocimiento de los códigos locales de plomería, mecánica, construcción y electricidad, así como de los procedimientos y tecnologías de construcción actuales.
  • Interpretación de los códigos en el campo y capacidad para proporcionar soluciones que cumplan con el código.
  • Debe poseer la capacidad de interactuar positivamente con otros miembros del personal, el público en general, contratistas, entidades gubernamentales y otros clientes.
  • Excelentes habilidades de comunicación verbal y escrita.
  • Buenas habilidades de gestión del tiempo, organización y atención a los detalles.
  • Demostrar capacidad para ejercer iniciativa y un considerable juicio independiente.
  • Investiga quejas relacionadas con construcciones no autorizadas o no conformes, y emite órdenes de "detener el trabajo" según sea necesario.
  • Se requiere que los inspectores obtengan una licencia estatal.
  • Debe poseer y mantener una licencia de conducir válida.

Inspector de Edificaciones I
Además de las funciones esenciales mencionadas, el candidato realiza las siguientes tareas:

  • Inspecciones residenciales
    Certificaciones Preferidas: Certificaciones Residenciales (Eléctrico, Mecánico, Plomería, Edificación)
    Experiencia Preferida: 1-2 años
    Supervisión recibida: Trabaja bajo la supervisión general del Funcionario Principal de Edificaciones y reporta al Inspector Principal de Edificaciones.
    Supervisión ejercida: Ninguna
    Licencias: 1 disciplina requerida dentro de los 6 meses; todas las 4 dentro de los 2 años.

Inspector de Edificaciones II
Además de las funciones esenciales mencionadas y las responsabilidades de un Inspector de Edificaciones I, realiza las siguientes tareas adicionales:

  • Revisión de planos residenciales
  • Inspecciones comerciales (con supervisión)
  • Supervisa a los Inspectores de Edificaciones I
    Certificaciones Requeridas: Certificaciones Residenciales Eléctrico, Mecánico, Plomería, Edificación
    Certificaciones Comerciales Requeridas: Al menos 2 certificaciones comerciales, Eléctrico, Mecánico, Plomería o Edificación
    Supervisión recibida: Trabaja bajo la supervisión general del Funcionario Principal de Edificaciones y reporta directamente al Inspector Principal de Edificaciones.
