Key Responsibilities
Portfolio Management
· Oversee day-to-day operations for a select group of condo and co-op buildings.
· Act as the main point of contact for residents, board members, and key stakeholders.
· Handle financial oversight for assigned buildings, including budget preparation, financial tracking, and variance analysis.
· Ensure compliance with NYC property laws, safety regulations, and building codes across your portfolio.
Project Management – Driving Company-Wide Initiatives
· Lead capital improvement projects such as exterior renovations, infrastructure repairs, energy efficiency upgrades, and compliance-driven initiatives.
· Work with boards, contractors, and internal teams to develop project scopes, budgets, and timelines.
· Oversee RFP, bid processes, contract negotiations, and vendor selection for major building projects.
· Ensure projects are executed on time, within budget, and meet compliance with high-quality standards.
· Implement best practices and operational improvements across the portfolio to streamline efficiency.
Stakeholder & Vendor Coordination
· Foster strong relationships with building boards, residents, contractors, and internal teams to ensure seamless communication.
· Serve as a liaison between boards, legal teams, city agencies, and vendors to keep projects on track.
· Conduct regular site visits to ensure ongoing property needs are met and projects are progressing as planned.
Compliance & Risk Management
· Ensure all building projects and renovations adhere to NYC building codes, fire safety regulations, and co-op/condo bylaws.
· Assist in clearing violations, obtaining necessary permits, and mitigating potential risks.
