JOB GOAL: The General Maintenance Person is responsible for providing maintenance services as needed and/or assigned; assisting in a widevariety of maintenance activities; addressing immediate operational and/or safety concerns; assisting skilled trades; and ensuringthat tools, materials and vehicles are maintained in good working order and are available at job site when needed.POSITION QUALIFICATIONS: o High School Diploma or GED (preferred)o Minimum 1 year of experience in building and mechanical equipment maintenance and repair (preferred)o Maintenance Service Certificate in one or more skill areas, including Electrician, HVAC/R Plumbing and Carpenterservices (preferred)DUTIES AND RESPONSIBILITIES: o Understands and supports the mission, vision and values of Harmony Public Schools.o Complies with district policies, as well as state and federal laws and regulationso Adheres to the districts safety policies and procedureso Maintains confidentiality in the conduct of district businesso Assists skilled workers with repair and maintenance of district facilitieso Performs maintenance service or repairs in one or more skill areas, including minor plumbing, carpentry, painting andplastering, machine servicing, electrical repairs or installations, or vehicle servicing.o Performs tasks such as but not limited to changing light bulbs, installing paper dispenser units, changing filters, changinglocks on doors, minor decorative maintenance and other tasks not requiring a licensed skilled trades person orjourneymano Assists skilled workers with facilities repair and maintenance, including repairing woodwork; replacing electrical switches,fixtures, and motors; painting, repairing, and replacing plumbing fixtures and drainage systems; and replacing brokenglasso Hangs pictures, mirrors, blackboards, bulletin boards, projection screens, towel dispensers, soap dispensers, and otheritems as required per ADA standardso Performs outside custodial duties such as removal of leaves, dirt, clean up trash, recycling of broken branches of trees,removal of snow as neededo Applies all applicable OSHA and related local safety requirements to all assigned worko Follows established safety procedures and techniques to perform job duties, including lifting, climbing, etc.o Operates equipment and uses tools following established safety procedureso Corrects unsafe conditions in the area and reports any conditions that are not correctable to the supervisor immediatelyo Inspects building exterior, playground equipment, and grounds; performs maintenance and minor repairso Detects and reports needed major repairs on building structures and their systems, including lockers, furniture, andequipmento Performs repairs to floor coverings, ceramic tile and cove base.o Is knowledgeable to address leaks, clogs or other drainage problemso Assists with mowing and detailing of grounds.o Is able to use power washing equipment.o Uses materials, equipment and all hand tools required to complete assigned duties proficiently and safely.o Keeps daily records of materials used and fills out work orders assigned for the day; detects and reports repair andmaintenance problems to supervisor.o Completes repairs as requested on work orderso Performs routine maintenance on building systems.o Repairs minor irrigation issues such as replacing broken sprinkler heads and pipelineso Maintains records of scheduled maintenance procedures.o Responds to emergency maintenance requests as required.o Obtains estimates for supplies, repair parts; orders parts as neededo Moves, installs, assembles, and repairs all school furniture and equipment as neededo Cleans and assists with upkeep of the facilities.o Installs ceiling and floor materialso Attends training programs (classroom and virtual) as designated.o Recycles unused or broken furniture, boxes and clean up dumpster area as neededo Trims trees as neededo Uses blower to clean in front of campuses as neededo May be required to assist with special events.o Performs other duties as assigned.SKILLS AND ABILITIES: o Knowledge of basic construction and routine maintenance and repair procedureso Ability to use hand tools (e.g., hammer, shovel, screwdriver) and power tools (e.g., radial saw, reciprocating saw, drill,pneumatic hammer)o Ability to communicate effectively in both written and oral forms with all levels of management, both internal and externalto the district.o Ability to follow instructions from supervisors or senior maintenance workers.o Ability to establish and maintain effective working relationships both internal and external to the district.o Knowledge of general carpentry and repair.o Excellent organizational and time management skills.o Ability to work independentlyWORK ENVIRONMENT AND PHYSICAL REQUIREMENTS: o Prolonged periods standing, walking, climbing, stooping, bending, kneeling, reaching, pulling, pushing; heavy lifting andcarrying; repetitive hand motions;o Work in tiring and uncomfortable positions; outside and inside; on slippery or uneven walking surfaces, ladders, andscaffolding and around machinery with moving parts; move small stacks of textbooks, media equipment, desks, and otherclassroom equipment; exposure to hot and cold temperatures, excessive noise; frequent district-wide travelo Must be able to lift up to 50 pounds at a time.o Nights and weekend activities will be occasionally and during emergencies required.o Moderate travel is required.
