What are the responsibilities and job description for the Construction Manager position at Hart Homes?
General Duties and Responsibilities :
The Construction Manager is responsible for supervising homebuilding construction. This position will train, manage, and motivate staff to deliver homes meeting company and customer quality expectations. This role will enforce subcontractor and vendor scope of work, pass all inspections, respond to and resolve warranty claims, perform homeowner orientations, and maintain inventory homes.

Must have firewall knowledge
Must have construction knowledge
Must be able to follow the build schedule daily
Be able to multitask and schedule trades ahead of time
Reliable transportation
Mission Critical Tasks :
1. Deliver each home on time and on budget (construction schedule will vary per community)
2. Walk each house before, during, and after each trade and vendor. Check-in all materials to ensure proper material quantities / deliveries and installation workmanship.
3. Average 7 items or less on the quality walk of each home.
4. Schedule and perform homeowner orientation upon receipt of CTC and deliver completed paperwork and keys to the Office Manager / Sales Manager prior to closing.
5. Respond to warranty claims within 24 hours and resolve within 14 days.
6. Manage construction schedules in builder software.
7. Manage safety to zero violations.
8. Complete the 10-hour OSHA Certification within the first 100 days of employment.
9. Conduct goal sessions with direct reports at the beginning of each month with the manager.
10. Hold trades accountable as per contracts and back charge accordingly
11. Inspect all delivery arrivals to ensure materials have arrived and are not damaged
