As a leading Single-Family production homebuilder, we are looking for a Director of Manager to join our growing team. As a key component of the team, you will be responsible for the company's Purchasing functions and assist in organizing and awarding supplier contracts as well as full operational and team leadership for the Purchasing Department. This position will report to the Director of Construction. Additionally, you will work with subcontractors and suppliers on purchasing materials and maintaining accurate contracts.
Alongside this your roles and responsibilities will include but not be limited to :
Be the liaise on and point of contact for our subcontractors and help with our selection processes, bid processing and product scheduling processes.
Assist Construction with the management of subcontractors.
Supervise bidding for on and off-site construction, analyze contract scope of work (including take-offs), and negotiate and question pricing.
Supervise the maintenance of and updates to master trade partner / subcontractor lists and subcontractor and supplier insurance policies.
Manage the development of and updates pricing, specs, and / or photos.
Onboarding new vendors and trades, training in the software.
Vendor Partnerships
Manage all activities that develop relationships with suppliers
Negotiate pricing, contracts, and payment terms with suppliers
Review and resolve any discrepancies with supplier invoices, grievances, claims, conflicts, product non-conformance or quality issues
Negotiate pricing, contracts, and payment terms with suppliers
Arrange supplier meetings with appropriate Ameritex Homes personnel to review and resolve problems or issues as needed
Develop an overall vendor base that creates and sustains a competitive advantage
Provide support to different departments as required to meet target costs and establish cost models
Manage materials savings initiatives in line with profit plan and overall business objectives

Promote company relationships with homebuilders
Promote job safety and encourage safe working practices with all employees and trade contractors
A good listener and able to be helpful in conflict resolutions between employees, other trade contractors, material suppliers and any other agencies should it be required
Involvement on managerial oversight of homes

Knowledge
Construction knowledge
Ability to read and analyze on and off-site blueprints and understand relevant reports (i.e. grading, sewer and water, architectural CDs).
Experience in scheduling, cost v budget analysis, cost projection, and proforma writing.
Full cycle purchasing management for single-family production projects ranging from 200 - 600 Single family homes for production and custom homes.
High level of understanding of the system applications in one or more homebuilding software packages
Understanding of the Local Code, OSHA Guidelines, and other applicable building codes and practices
Solid understanding of generally accepted purchasing principles and practices
Working knowledge of house building and construction material purchasing
Knowledge of commodity supply chain practices and principles
Ability to navigate through building software for POs preferably with Builder Trend or other building software
Skills and Abilities
Ability to negotiate in a cost-transparent environment
Ability to develop and improve vendor partnerships
Strong Excel skills (lookups, if statements, conditional formatting, etc.
Ability to work in a continuous improvement environment
Detail-oriented and able to manage large amounts of data
Assist in vendor and trade payroll
Education & Experience
Bachelor's degree in construction or related field; experience in place of degree may be accepted
Minimum (10) years of residential construction purchasing experience in management of all aspects of the purchasing department.
