POSITION SUMMARY

This position is responsible for providing facility and grounds maintenance to ensure a clean and safe environment for workers and the public.


ESSENTIAL FUNCTIONS

The following duties are normal for this position. However, they are not to be construed as exclusive or all–inclusive. To perform this job successfully, an individual must be able to perform each duty satisfactorily. Other duties may also be required or assigned.

  • Performs maintenance and repair including painting, general carpentry, flooring, renovations, moving furniture, drywall, and roof repair, light fixture repair, plumbing fixture repair, installation of flooring materials.
  • Cleans, sanitizes, and ensures proper disposal of waste materials, which could include hazardous materials.
  • Assists with snow removal for sidewalks involving snow blower operation, shoveling, and spreading salt.
  • Operates grounds vehicles, lawn care, snow removal equipment and heavy equipment.
  • Maintains up-to-date records of all maintenance activities.
  • Cleans, lubricates, and performs preventive maintenance or repair on equipment.
  • Responds to emergency situations concerning malfunctioning building equipment including HVAC, natural gas, electrical, domestic water, boilers, chillers, generators, fire alarm system, etc.; analyzes situation and takes appropriate action.
  • Reviews building automation system checking for system abnormalities; follows up with walk-through to verify proper temperatures and equipment operation for occupant comfort and safety.
  • Performs preventative maintenance to systems; reviews log for specific assignments; logs completed work.

  • Assists with the maintenance and repair of HVAC, plumbing, and electrical systems.
  • Assists with the preparation of boilers and chillers for inspection.
  • Assists with testing safety equipment including fire alarm systems, building sprinkler system, panic alarms, intercom system, emergency power supply generators, transfer switches, etc.
  • Receives price quotes and orders janitorial supplies.
  • May assist with janitorial duties, including cleaning restrooms, emptying trash, cleaning floors, mixing chemical cleaners, stripping and refinishing floors, etc.
  • Assists with meeting room and special event set up.
  • Ensures all work is done according to standard practices, design specifications, and County and local building codes.
  • Ensures all activities are carried out in a safe manner; adheres to all County safety regulations; ensures all regulations pertaining to the safe use of equipment are understood and followed.
  • Reports all accidents to the appropriate authority. Follows all policies for reporting.
  • May be assigned to rotating on-call duties including emergency response and/or nighttime or weekend hours for emergency response or special events.
  • Other duties as assigned.


MINIMUM REQUIRED QUALIFICATIONS

  • High School Diploma or equivalent required with a minimum of one (1) year of any equivalent combination of maintenance, landscaping or construction education, training, and experience. Associate’s degree from an accredited college preferred.
  • Must possess a current driver’s license.
  • May be required to complete OSHA 10-hr or 30-hr safety training by timeframe designated by the County.


SUPERVISORY RELATIONSHIPS

Works under general supervision on some assignments but works independently performing recurring duties in accordance with established procedures. This position has no supervisory responsibilities.


KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge of the principles, practices, and procedures of facility maintenance operations.
  • Knowledge of construction equipment and materials.
  • Knowledge of rough carpentry, finish carpentry, metal fabrication (welding), electrical wiring, plumbing, and heating/cooling systems.
  • Knowledge of the methods, techniques, and practices in the operation, repair, and maintenance of buildings, facilities, and equipment.
  • Knowledge of mechanical systems, pneumatic, and electronic control systems, air flow measurement, air and hydronic balancing, indoor air quality, and thermal comfort guidelines, heating, ventilation, air conditioning, and applicable building codes.
  • Knowledge of applicable regulatory, building, and trades guidelines and codes.
  • Knowledge of computer technology relating to building systems and maintenance software programs.
  • Knowledge of the proper use and maintenance of hand and power tools.
  • Knowledge of preventative maintenance and repair on assigned equipment.
  • Knowledge of traffic laws and ordinances.
  • Knowledge of occupational hazards (OSHA) and safe work practices.
  • Knowledge of Personal Protective Equipment and Safety Data Sheets (SDS).
  • Knowledge of administrative policies and procedures of the County.
  • Knowledge of current office practices and procedures.
  • Knowledge of computer software consistent for this position.
  • Skill in maintaining safety practices and recognizing hazards in the workplace.
  • Skill in operating equipment safely and efficiently.
  • Skill in following procedures outlined in print and electronic technical manuals.
  • Skill to perform mathematical calculations required of this position.
  • Ability to read and interpret HVAC drawings, control schematics, blueprints, electrical code specifications, and diagrams for installation and repair of building control systems and HVAC equipment.
  • Ability to perform manual labor in an outdoor environment and over uneven terrain.
  • Ability to operate motor vehicles safely in all circumstances and weather conditions.
  • Ability to perform detailed work accurately and independently in compliance with stringent time limits requiring minimal direction and supervision.
  • Ability to establish and maintain accurate records of assigned activities and operations.
  • Ability to interpret and implement local policies and procedures; written instructions, general correspondence; Federal, State, and local regulations.
  • Ability to communicate clearly and concisely, both orally and in writing.
  • Ability to establish and maintain accurate records of assigned activities and operations.
  • Ability to analyze facts and to exercise sound judgment in arriving at conclusions.
  • Ability to work as a member of a team.
  • Ability to establish and maintain effective working relationships with those contacted in the course of work.
  • Ability to work the allocated hours of the position and respond after hours as needed.

  • Work may involve mobility over rough or difficult terrain. Work may also be performed above or below ground, to include heights over 10 feet, as well as underground crawl spaces.
  • Work is performed daily both in and outdoors under all weather conditions and may include exposure to inclement weather, chemicals, seasonal temperature extremes, bodily fluids, infectious diseases, hazardous waste, noise, equipment and vibrations, airborne materials, active construction sites, and traffic.
