Havens Construction is a leading commercial construction management company serving the Austin and San Antonio Texas area. We have over 20 years’ experience in the industry and as we scale, we are looking to add a team of Superheroes with unique Superpowers.

We are seeking a reliable and organized Construction Superintendent to manage projects in the field. The ideal candidate for this role is a team player, very detail oriented, organized, has the ability to execute projects on time and within budget. We need someone that is a proactive partner with foresight to highlight potential issues/concerns upfront and can problem solve to ensure the best client/partner experience.

This role requires excellent communication skills, as you will collaborate with various partners, such as project managers, architects and engineers. This role will also manage schedules and sub-contractors. Relationship building is the key to being successful in this role.

We prefer candidates who have at least one year of support experience and who are familiar with construction project timelines, but we are willing to train the right person.


Construction Superintendent Duties and Responsibilities

OVERSEE TIMELINE and PROJECT QUALITY CONTROL-

  • Review all project data thoroughly, including plans, specs, materials and methods.
  • Manage changes as the process/project develops.
  • Project Schedule: Write and maintain schedule, notify team of delays, and track items accordingly.
  • Daily Logs: Make notes daily regarding events onsite and any concerns that may arise.
  • Change Management: Coordinate RFIs and any changes onsite, obtain approvals, and distribute to the team as needed.
  • Quality Control: Walk the site (as needed), layout materials with subcontractors prior to install and perform quality control to ensure craftsmanship is of the highest quality.
  • Documentation: It is key to take photos, label, and keep detailed daily logs to ensure Project Management team can access reliable/complete job information.

ONSITE MANAGEMENT-

  • Site Prep: Stage and manage material lay downs. Ready and receive deliveries.
  • Safety and Cleanliness: Ensure the site is clean and continually kept clean for everyone that accesses the site.
  • Maintain the Site: Oversee the site including facilities, power, water, fencing, dumpsters and protection of the site surroundings and workmanship as it’s installed.

MANAGE SUB-CONTRACTORS-

  • Scheduling: Notify subcontractors of dates and confirm scheduling with sufficient advance notice. (i.e. 2 weeks lead time or more)
  • Coordinate Meetings: Complete walk-through with all subcontractors (designers and install personnel) to ensure they are ready to mobilize without questions or delays.
  • Material Inspections: Inspect and verify the required materials before installation.
  • Sub-Contractor Over-site: Ensure subcontractors are following the project scope and site rules, manage ongoing quality control, project completion within the allotted timeline, and daily clean up.

INSPECTIONS-

  • Manage Inspections: Oversee both city and third-party inspections. Distribute data as needed.
  • City of Austin Processes: Coordinates COA walkthroughs and management of their process.
  • Project Walkthroughs: Check the punch list and all log notes.
  • Project Closeout: Confirm proper closeout of project using Haven’s Checklist


Construction Superintendent Skills and Characteristics Needed


  • Skills:
  • Must have a reliable vehicle
  • Comfortable with Technology (MAC/IPHONE/PROCORE)
  • Working knowledge of industrial terminology, plan reading and the phases of construction.
  • Ability to lead construction schedules, read plans, communicate effectively and delegate effectively.
  • Detail oriented with an understanding of the aesthetics of building high-end commercial spaces.
  • Owns and is able to use standard tools/power tools

Base Salary starting at $50,000 annually - based on experience.
