What are the responsibilities and job description for the Property Manager - Big Island position at Hawaii Life Real Estate Brokers?
We are a leading real estate, property management, and vacation rental brokerage in the state of Hawaii and are looking for an individual with proven experience in property management to join our team.
This is not a remote position.
The applicant must reside on the Big Island of Hawaii to attend to properties in person.
Real Estate License is not required.

PROPERTY MANAGEMENT:
- Oversee all vendors on-premises and ensures the work completed is satisfactory.
- Adhere to applicable permits with respect to being the manager of record
- Conduct quality control for each arrival/departure pursuant to Hawaii Life’s guidelines
- Manage Housekeeping
- Manage guest concerns and respond to all phone calls and emails immediately.
- Manage maintenance and repairs
- Manage pre- and post-arrival inspections
- Maintain property supplies and submit proper accounting for reimbursements
- Communicate with homeowners regarding ongoing or required maintenance via email or phone call.
- Work under minimal supervision to meet deadlines
- Solve moderately complex issues and exercise discretion in dealing with confidential and sensitive issues.
- Travel to properties for onsite visits/inspections
- Perform other duties as assigned and/or as applicable.
REQUIRED SKILLS
- Knowledge of Hawaii real estate law and principles; real estate license is not required but a plus
- Ability to manage all situations in a positive and professional manner
- Effective supply management and scheduling skills
- Equipment maintenance and travel logistics
- Experience with vacation rentals in the state of Hawaii
- Effective communication with people at all levels of the organization and outside vendors
- Proficiency with Microsoft Office and Google Suite
- Aptitude to learn new technologies
- Attention to detail and accuracy
- Strong organizational and time management skills
- Strong organizational, listening, judgment, decision making, verbal, written, and comprehension skills.
COMPENSATION AND BENEFITS:
- $44,000 per year
