Responsibilities:
· Capability to work independently
· Define project scope for subcontractor and vendor pricing.
- Collaborate with the team to create competitive proposals for owners.
- Negotiate profitable contracts with subcontractors and vendors.
- Develop detailed construction schedules with performance milestones.
- Identify and mitigate potential schedule impacts.
- Create and manage project budgets, ensuring costs remain controlled.
- Oversee submittals, shop drawings, and samples, ensuring timely approvals.
- Lead meetings, including monthly project reviews, progress updates, and OAC (Owner-Architect-Contractor) sessions.
- Process monthly pay applications for subcontractors and owners.
- Document and track change orders, RFIs, and project progress.
- Manage project closeout processes, including punch lists, warranties, and financials.
- Manage owner/client relationships
Qualifications:
- Education: Bachelor’s degree in Architecture, Civil Engineering, or Construction Management preferred (equivalent experience accepted).
- Experience: 5 years in commercial/multi-family project management.
- Skills:
- Proficiency in Excel, Microsoft Project, Word, Outlook, Bluebeam, and Procore.
- Ability to lead Field Superintendents and Project Engineers with strong communication skills
- Strong budgeting, scheduling, and problem-solving skills.
- Ability to manage multiple jobs efficiently with minimal oversight.
- Certifications: OSHA 30 (required or must be obtained). CPR certification
- Additional Knowledge: Familiarity with construction rules and regulations.
