Job Overview
The building maintenance tech performs general maintenance work to maintain the physical integrity of the hotel and to ensure safety standards are achieved. The maintenance tech takes care of the building, equipment and grounds of the hotel. This position will perform maintenance and repairs, and preventative maintenance, to all areas of the hotel including - but not limited to - guest rooms, restaurants, public spaces, and mechanical rooms. **Candidates with HVAC experience strongly urged to apply.**
Essential Functions
The maintenance technician must be self-motivated and able to work independently.
Although work orders will often determine the tasks for the day, unforeseen issues may arise that require immediate attention. While working on projects around the hotel, care and concern for our guests and a high level of professionalism are required.
- Maintain clean, safe hotel entrance areas and parking lots
- Complete daily work orders such as replacing filters or light bulbs, painting, repairing guest room or public toilets and sinks, basic service to kitchen and laundry equipment, etc.
- Perform repairs on heating, cooling and plumbing as needed
- Perform painting tasks as needed including: patching drywall, caulking, cosmetic touch-ups
- Troubleshoot electrical, plumbing, HVAC issues
- Deliver and/or remove furnishings from rooms as needed
- Perform preventative maintenance duties as assigned
- Respond quickly and professionally to guest needs
- Take responsibility for and inform management of hazardous situations, emergencies or threats to the security of guests, associates or hotel assets
Working Conditions/Physical Requirements
- Ability to lift, bend, stoop, push or pull heavy loads, and stand for long periods of time.
- Ability to push and pull objects or materials weighing up to 100 lbs.
- Ability to climb stairs and ladders, working at heights up to approximately 20 feet for extended periods of time, with the ability to extend arms, often times overhead
- This position requires the lifting of tools, equipment or materials weighing up to 75 lbs.
- Be familiar with proper surface preparation, trowel application techniques, patch and paint, etc.
- Able to use power tools effectively
- Grounds maintenance includes snow removal including the use of a shovel, snow blower, in cold or inclement temperatures.
- Must be comfortable accessing work orders on a handheld device (smartphone/iPad)
Qualifications for Maintenance Technician
- Must possess basic skills in carpentry, electrical, plumbing, heating, wall patching and repairing, painting/wallpapering, and carpet cleaning
- High school diploma or general education degree (GED); or a minimum of three years related experience and/or training; or equivalent combination of education and experience
- Must be able to read, write and speak fluent English
- Working knowledge of Microsoft Word and Excel (will be using an iPad to record and track word orders)
- Previous hotel/building experience a plus
- Available to work nights, weekends, and holidays; participate in an on-call rota

The Hawthorne Hotel is an independently owned property, operating 365 days a year, 24 hours a day, and 7 days a week. You may be required to work a variety of shifts, including weekends and holidays.
