Environmental Services Director
JOB SUMMARY:
Manages and supervises the matinenance staff at a single site according to policies and procedures, and federal/state requirements. Provides leadership, support, coordination and guidance to ensure that quality standards, inventory levels, safety guidelines and customer service expectations are met. The Director is also responsible for coordinating and insuring the satisfactory and timely completion of project and program work done in the building on varying shifts. Maintains records of income and expenditures, supplies, personnel, and equipment. Secure and assure that all equipment is maintained and in working order. Takes periodic inventories of supplies and materials, trains new employees, and recommends dismissals.
The Director must be able to effectively communicate all directives from managers, building occupants, and Administrator. Must be able to provide training, quality control, and in-servicing staff is an essential part of the Manager’s responsibility and includes touring building several times per day to assess work quality. The Director is a department head in the facility and must conduct themselves and their department in a professional manner.
DUTIES/RESPONSIBILITIES:
· Interviews, hires and orients maintenance staff.
· Communicate between various shifts to ensure completion of tasks.
· Maintains proper staffing levels; scheduling all maintenance staff.
· Supervises, coordinates, and evaluates work of all Housekeeping employees, delegating work equally among employees.
· Trains workers in maintenance methods and procedures and proper operation of equipment.
· Daily inspection (QCIs – quality control inspections) and follow through on all assignments, directives, and projects to ensure task completion
· Cross trains and develops personnel for multiple positions/duties.
· Conducts planning and budgeting.
· Manages a cost-effective maintenance program.
· Maintains required records including but not limited to; inventory, compliance, income/expense, and personnel records.
· Ensures that established sanitation and safety standards are maintained.
· Interacts appropriately with residents, client, other personnel, District Manager and the public.
· Responds to customer preferences, complies with industry and federal and state guidelines, and meets the needs of residents.
· Must respond to the paging system in a timely and appropriate manner.
· Ability to perform the job assignments of the Maintenance Assistants as necessary.
· Ability to recognize hazards and follow appropriate protective equipment measures, read and understand MSDS sheets, and communicate/train employees as to such.
· Develop, maintain, and implement infection control and universal precautions policies and procedures to ensure that a sanitary environment is maintained at all times and that all maintenance personnel follow proper reporting, isolation and hand washing procedures/techniques.
· Perform other duties as needed.
REQUIRED SKILLS/ABILITIES:
· Skilled in motivating and supervising maintenance personnel.
· Knowledge and understanding of maintenance in a skilled nursing environment.
· Ability to understand and place into action basic infection control procedures.
· Knowledge of housekeeping, laundry, and floor care program requirements.
· Knowledge of and ability to use all department equipment.
· Ability to maintain records and complete reports as required.
· Written and oral communication skills.
· An understanding of maintenance program finances.
· Ability to interact positively with residents, client and other personnel and the public.
· Ability to prioritize multiple tasks.
· Ability to work effectively with a team.
EDUCATION and EXPERIENCE:
· High School diploma or equivalent is preferred.
· 3 years experience in maintenance services in a healthcare environment
· 1 years experience in supervision.
ENVIRONMENTAL AND PHYSICAL REQUIREMENTS:
· Walking, reaching, bending, lifting, extended sitting, grasping, fine hand coordination, pushing and pulling, ability to distinguish smells and temperatures, all with or without the aid of mechanical devices is required.
· Limited potential for exposure to environmental hazards. Understanding and adherence to company safety standards and protocols required.
· Meet all health requirements as needed.
