Job Summary
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential apartment complex. The ideal candidate will have a comprehensive understanding of property management, collecting rent, signing leases, showings, and the ability to effectively communicate with tenants. This role requires a proactive approach to managing properties, ensuring tenant satisfaction, and maintaining compliance with relevant laws and regulations.
Duties
- Manage property leasing activities, including marketing available units and conducting showings to prospective tenants.
- Oversee tenant relations, addressing inquiries, concerns, and maintenance requests promptly.
- Ensure compliance with Section 8 regulations and Low-Income Housing Tax Credit (LIHTC) requirements.
- Negotiate lease agreements and renewals while ensuring adherence to legal standards.
- Maintain accurate records through data entry related to tenant applications, lease agreements, and property maintenance logs.
- Conduct regular inspections of properties to ensure they meet safety standards and are well-maintained.
- Collaborate with facilities management teams to coordinate repairs and maintenance services.
- Prepare administrative reports on occupancy rates, tenant turnover, and property performance metrics.
- Implement effective sales strategies to maximize occupancy rates across properties.
- Exhibit excellent phone etiquette when communicating with tenants, vendors, and potential clients.
Requirements
- Proven experience in property management or a related field is preferred.
- Strong knowledge of property leasing processes and relevant laws governing real estate transactions.
- Excellent negotiation skills with the ability to resolve conflicts effectively.
- Proficient in administrative tasks including data entry and record keeping.
- Familiarity with Section 8 housing programs and LIHTC guidelines is highly desirable.
- Strong organizational skills with attention to detail in managing multiple tasks simultaneously.
- Exceptional communication skills, both verbal and written, demonstrating professionalism in all interactions.
- Ability to work independently as well as part of a team in a fast-paced environment.
