JOB DESCRIPTION
Multi site position with local travel within 25 miles, based out of Schaumburg, IL. The Leasing Consultant will interact/show apartments to all prospective residents in order to achieve maximum occupancy at multiple communities. The Leasing Consultant will interact with current residents to achieve maximum resident satisfaction leading to maximum resident retention. The Leasing Consultant will follow the direction of the Community Manager at each site.
RESPONSIBILITIES (the following list is not all inclusive):
· Responsible for leasing all available apartments to prospective residents. Provide information about apartments and the communities to meet the defined needs of each prospect.
· Accurately and efficiently process all applicant paperwork, prepare future resident files including all lease/file paperwork as well as move-in packets.
· Knowledgeable in explaining all lease and community policies to new and current residents.
· Complete all follow up activities with prospective residents including phone calls, email requests and follow up cards.
· Maintain/keep current all internet marketing sites for each community.
· Communicate/support marketing efforts of community and provide sufficient feedback, input and suggestions to Community Manager regarding pricing, promotions and advertising.
· Abide by state and federal Fair Housing laws at all times.
· Update competitive community pricing weekly as determined by Community Manager.
· Update online advertisement as needed.
· Review unit rents, specials and availability in relevant system to ensure accuracy of online advertising information.
· “Shop” competitive properties to gather market intelligence and have complete knowledge of the competition in the area.
· Set up mini models for any/all aging vacant apartments as determined by Community Manager.
· Work with community manager to plan/implement all resident functions.
· Prepare resident renewal letters, complete renewal follow up and prepare renewal leases.
· Maintain high company customer service standards at all times. Respond to all resident requests, process maintenance work orders and work with residents to minimize and resolve all issues and/or customer service needs.
· Complete all YARDI/RentCafe processing within company defined guidelines.
· Seek out new residents through outreach to local businesses, direct marketing and distributing literature.
· Open leasing office daily using checklist provided by Community Manager.
· Inspect the market path to all available apartments and move-in apartments. Check model daily in regard to lights, cleanliness, maintenance needs and temperature.
· Inspect all vacant ready apartments on a regular basis and place move-in gifts in apartments.
REQUIREMENTS
· Represent the company in a professional manner at all times.
· Strong leadership, organizational and communication skills.
· Customer service/satisfaction driven, self-motivated, able to multi-task, creative and energetic.
· Demonstrate competency with Microsoft Office and property management software (YARDI/RentCafe).
· Experience in leasing practices, resident relations and marketing.
· Maintain courteous and continuous communication with residents, applicants and associates.
· Respond to all questions/issues in a courteous and prompt manner.
· Always have best interests of community and company in mind.
· High School Diploma or equivalent required
· Ability to work any of the seven days of the week, 52 week of the year.

Pay: $19.00 - $23.00 per hour
