Position Overview: We are seeking a highly organized and self-motivated Maintenance Director to join our team at Heartland Senior Living. As a key member of our operations team, you will play an essential role in ensuring the smooth functioning of our facility through proactive management, maintenance, and improvement of all equipment, systems, and physical spaces. This is an excellent opportunity for a skilled and experienced professional to contribute to the success of a leading long-term care facility while maintaining a safe, clean, and efficient environment for both our residents and staff.
Key Responsibilities:
- Supervision & Leadership: Lead and supervise a team of maintenance staff, providing training, guidance, and support to ensure tasks are completed accurately and on time. Foster a collaborative and efficient work environment.
- Vendor & Contract Management: Negotiate, manage, and maintain contracts with external vendors for the provision of maintenance services. Ensure that all outsourced work aligns with facility standards and timelines.
- System & Equipment Oversight: Ensure the optimal operation of electrical, mechanical, HVAC, plumbing, and other systems within the facility. Regularly inspect and promptly address any issues to minimize disruptions.
- Safety & Compliance: Enforce workplace safety policies and procedures, ensuring compliance with local, state, and federal regulations. Maintain a proactive approach to identifying potential hazards and resolving them swiftly.
- Preventive Maintenance Program: Develop and implement preventive maintenance plan to extend the life of equipment and avoid unplanned downtime.
- Budget & Resource Management: Assist in managing the maintenance budget, ensuring cost-effective solutions and efficient resource utilization.
- Emergency Response: Be available to respond to urgent maintenance needs and emergencies, ensuring the continuity of operations in critical situations.
Qualifications:
- Proven experience in a maintenance or facilities management role, preferably in a healthcare or long-term care setting.
- Strong leadership skills with the ability to motivate and manage a team effectively.
- Excellent organizational and time-management skills with a keen attention to detail.
- Knowledge of building systems (electrical, plumbing, HVAC, mechanical) and maintenance best practices.
- Strong problem-solving skills and the ability to work independently with minimal supervision.
- Excellent communication skills, both written and verbal.
- Ability to manage multiple tasks and priorities in a fast-paced environment.
- Knowledge of safety regulations and compliance standards in a healthcare setting is a plus.
- High school diploma or equivalent required; relevant certifications or technical training preferred.
