Summary :
Assist in supervising maintenance services involving a variety of facilities maintenance and perform a variety of technical tasks relative to assigned area of responsibility. Performs tasks relating to : carpentry, plumbing, HVAC, boilers, and electricity.
Relationships :
1. Under general supervision of the Maintenance Foreman and the indirect supervision of the Structure Maintenance Supervisor.
2. Crew Chief exercises supervision and training over assigned Servicemen.
3. Supervises part-time workers completing tasks such as cleaning decks, washing siding and cleaning gutters.
Primary Duties and Responsibilities :
- Performs tasks relating to structural repairs such as carpentry, roof repairs, and ceramic tile.
- Performs tasks relating to plumbing such as auguring lines up to 4”, repair of faucets and traps, installing new valves, repairing gate valves, and soldering of domestic and hot water heating lines.
- Performs highly complex tasks relating to boilers, air handlers, and swamp coolers. Performs significant inspection and repairs to HVAC units at the Community Center.
- Performs tasks relating to troubleshooting major electrical problems in 120 / 208 / 240 volt circuits, installation of new or replacement wiring, 3-phase wiring and general electrical repairs in 120 / 208 / 240 volt circuits.
- Supervises the preventative maintenance on boilers, HVAC, swamp coolers, air handlers, and servicing locksets.
- Assists in training assigned employees.
- Evaluates the daily activities of assigned work crew and Inspect work performed by assigned employees to make sure that proper standards are maintained.
- Completes work orders and other associated paperwork in a timely and accurate manner .
- Evaluates assigned personnel.
- Supports the on-call maintenance requirements by being on-call 24 hours a day for one week once every 3 weeks.
- Repairs electrical powered hand tools.
- Repairs telephone lines in buildings.
- Answers questions and provide information to residents, investigate complaints and recommend corrective action.
- Demonstrates continuous effort to improve operations, streamline work processes and work cooperatively and jointly to provide quality seamless resident service.
- Performs other duties as assigned.
Knowledge, Skills, and Abilities :
1. Possession of knowledge, skills, and abilities that approach journeyman level in any one of the following : plumbing, HVAC, electrical.
2. The ability to perform basic repairs in a variety of building trades such as carpentry, painting, roofing, concrete repair, electricity, plumbing, VAC, boiler, and structural repairs.
3. Knowledge of air conditioning and swamp cooler / air handler systems and basic electricity.
4. The ability to work safely with 115-230 V.A.C., the ability to use proper meters and equipment when working with electrical systems.
5. Must be able to work independently with little or no supervision.
6. Perform the most difficult and complex duties of the assigned area of responsibility.
Minimum Qualifications :
1. Must have a valid Colorado driver’s license.
2. Must be able to read and write English. Communicate clearly and concisely, both orally and in writing.
3. Must have valid automobile insurance.
4. Must have good driving record.
5. Must provide own transportation.
6. Must have a full set of trade related hand tools.
7. Serve as lead for construction, maintenance and repair of facility.
8. Ability to recognize hazards and necessary safety precautions applicable to building maintenance work.
Education / Experience :
1. High school diploma or equivalent.
2. Trade school graduate or its equivalent.
3. Four years experience in performing serviceman skills in building maintenance.
4. Training in personnel supervision.
