As a Property Inspector at Heirloom, you'll conduct annual inspections of every property we manage, assessing their condition and identifying any necessary repairs or improvements. You'll play a key role in documenting findings, communicating with property owners, and helping plan for the future maintenance and upkeep of rental homes, all while helping control costs for our clients.

Our property management and maintenance teams work tirelessly to proactively care for properties, ensuring both tenants and property owners are satisfied. The Property Inspector role is essential to this mission, helping to identify areas for improvement and maintaining the high standards of the properties we manage.

Property Inspector Key Responsibilities:

    • Conduct thorough inspections of properties, both interior and exterior, to evaluate the overall condition of the structure, systems, and components.
    • Maintain an efficient and timely schedule of inspections and communicate with Tenants residing in the property. 
    • Assess the property's compliance with building codes, safety regulations, and other relevant standards.
    • Prepare detailed reports documenting findings, including any defects, deficiencies, or potential hazards identified during the inspection.
    • Communicate findings to clients or other stakeholders, providing clear and concise explanations of the issues and recommendations for repairs or improvements.
    • Identify potential issues with the property's structure, systems, including plumbing, electrical, HVAC, and more.
    • Ensure the property meets safety standards and identify any potential hazards or risks.
    • Take photos and videos of the inspection process and compile a detailed report of findings. 


    Property Inspector Key Requirements:

    • Advanced understanding of various building materials, construction methods, and common building systems (e.g., plumbing, electrical, HVAC).
    • Familiarity with local building codes, safety regulations, and industry standards.
    • Abillity to identify and analyze potential issues, assess their severity, and suggest appropriate solutions.
    • Effective communication skills to explain findings to clients and other stakeholders.
    • Ability to meticulously document findings and maintain accurate records.
    • Ability to climb ladders, access tight spaces, and navigate various property environments.
    • Proficiency in using inspection tools and equipment. 
    • Must pass a criminal background study.


    Property Inspector Key Skills:

    • Plumbing (both in-wall and out-of-wall)
    • Electrical (both in-wall and out-of-wall)
    • HVAC
    • Roofing, siding, windows
    • Foundations 
    • Decks and other exterior structures
    • Framing, drywall, building structure
    • Flooring types and installation methods
    • Painting and wall coverings
    • Exceptional time management skills
    • Expertise in evaluating and prioritizing jobs based on importance and severity of issue
    • Exceptional communication skills


    Physical Requirements: 

    • Ability to lift up to 50 pounds.
    • Capability to bend, stoop, and navigate various physical movements.
    • Comfortable walking up and down stairs.
    • Proficient in pushing and pulling objects as required by the job.
