The Austin Maintenance Technician is Heirloom’s primary point of contact in the Austin, TX market. Heirloom’s Austin market consists of 18 units, approximately ~85-95 bedrooms in total. These are single family homes located throughout the city of Austin, some are townhomes in clusters, others are one-off homes. This role will require managing the dispersed portfolio throughout the city of Austin.
Handling scheduled preventative maintenance and basic repairs and maintenance, including, but not limited to:
Requisites:
Monday, Tuesday, Thursday, Friday within the hours of 10:00am to 6:00pm (not required all day or everyday). Some weekend work will be required.

This role will require managing the dispersed portfolio throughout the city of Austin.
- This role is not a leasing or traditional community management position, it is rooted in maintaining the facilities, managing maintenance work orders, and vendor management, as opposed to rent collections and lease administration.
- The Maintenance Technician should feel confident in working and producing results with minimal direct in-market supervision.
- The Maintenance Technician’s success will be measured using guest review scores. Bonus opportunities for review performance are available.
Handling scheduled preventative maintenance and basic repairs and maintenance, including, but not limited to:
- Essential home repairs, including, but not limited to: repairing/replacing garbage disposals, unclogging drains, replacing toilets, replacing ceiling fans, etc.
- Troubleshooting equipment repairs (HVAC, electrical, plumbing), helping determine if a third party technician is necessary
- Hanging & Mounting: art, mirrors, decor, light fixtures, hooks, floating shelves, etc
- Basic landscaping and groundskeeping: weed whacking, mowing, weeding, etc
- Basic carpentry repairs: repairing/replacing broken support rails in beds and couches, replacing balcony banisters
- Drywall repair (patching and painting)
- Assists with conducting routine inspection of premises, equipment, and systems
- Diagnosing mechanical, plumbing, and electrical issues and correcting them or coordinating with the Property Manager to schedule repairs, as necessary
- Assists in overseeing technicians, when needed
- Reporting any needed repairs, low stock items, and facilities maintenance needs in a timely fashion
- Conduct routine property walkthroughs
- Perform routine tasks (light bulb/battery changes, painting, basic repairs, filter changes, etc.)
- Create work orders, when appropriate and address punch list items, as needed
- Ensure regular scheduled appointments for preventative maintenance (HVAC, pest control, elevator, landscaping, etc.) are arranged and supervised.
- Keep accurate records: work performed, expenses, billable hours
- Act as the liaison between the property ownership and Heirloom’s internal teams, which does require the use of a personal phone
- Assist with pool and hot tub maintenance
- Ensure that Heirloom is meeting all contractual obligations related to the operation of the facility.
- Special projects and tasks, as assigned
Requisites:
- Capable of climbing stairs and ladders, able to lift up to 50lbs comfortably
- Familiarity with hot tub use and care is a plus.
- Comfortable using cloud-based applications and digital tools to manage daily workflow.
- Proactive approach to problem-solving (critical thinker), resourceful
- Exemplary planning, multi-tasking, and time-management skills
- Self-starter comfortable working independently
- Must have a valid driver’s license, an upstanding driving record, and access to their own dependable truck and/or van - Monthly mileage reimbursement will be provided, based on IRS guidelines.
- Lives in close or commutable proximity to Austin
- Prior in-house maintenance experience (3-5 years)
- Highly proficient in the use of hand and power tools
- Prior experience with:
- hanging and mounting art, mirrors, decor, window treatments, and decor
- drywall repairs and painting
- basic carpentry: feels comfortable repairing a broken bed support beam, can build a basic floating shelf, can repair a screen door
- Basic plumbing: can repair and replace a toilet and garbage disposal, can unclog a drain and knows when a professional should be called
- Can replace and hang electrical fixtures: pendants, sconces, ceiling fans, etc.
- Bilingual (English/Spanish) is a big plus, but not a firm requirement
- Any kind of construction background or trade certification is a big plus, but not a firm requirement
- This Maintenance Technician is a part-time hourly position based in Austin, TX.
- This is a part time role, you should anticipate up to 25 hours of work scheduled each week (not a guarantee you will work the full 25 hours).
- This role is an on-site, in-person position, it does not offer hybrid or remote work opportunities at this time.
- This schedule is flexible throughout employment, the schedule is determined based on business needs, taking into account factors like: reservation volume, staffing coverage, etc.
- Weekend work will be required (as the business requires)
