What are the responsibilities and job description for the Maintenance Service Technician position at Hendersen-Webb Inc?
Position Summary: The Maintenance Service Technician is responsible for the interior and exterior of the buildings in the assigned area.
Reporting Relationship: Reports to the Property/Regional Manager
Essential Job Functions:
- Conduct yourself in a professional manner at all times by being courteous to residents, vendors and co-workers, and treating them with respect.
- Maintain confidentiality by not disclosing any information on a resident or a resident’s account with anyone including the police or law enforcement. Only discuss information with the leaseholder.
- Perform appliance repairs, electrical, plumbing, HVAC, minor carpentry, and sheetrock repairs.
- Prepare vacant units for new residents.
- Complete all assigned work orders in a timely fashion.
- Mandatory overtime required during emergency and snow conditions.
- Assist constable/sheriff and supervisory personnel during and after evictions.
- Will be on a call duty rotation; each rotation consists of one week
- Perform all other duties as assigned.
Qualifications/Competencies:
- High School Diploma/GED.
- Must have 12 months experience as a Maintenance Service Technician OR an existing employee must complete all requirements of a Maintenance Service Technician Trainee. Within 6 months of becoming a Maintenance Service Technician, but in no event later than 9 months, the HVACR/certification is a requirement.
- HVAC certification preferred OR HVAC certification must be obtained no later than 9 months of employment.
- Basic knowledge of electrical, plumbing, and appliance repair.
- Valid driver’s license and reliable transportation insured in the State of Maryland.
- Must pass pre-employment basic maintenance test.
- Must have own tools.
- Ability to work the mandatory 24-hour call rotation.
- Ability to maintain confidentiality.
