POSITION: Maintenance Technician

DEPARTMENT: County Commissioners

WORK SCHEDULE: 7:30 a.m. - 4:00 p.m., M-F

Incumbent serves as Maintenance Technician for the Henry County Commissioners, responsible for performing major and minor repairs on all County buildings and County-owned equipment, including electrical wiring, carpentry, and masonry.

DUTIES:

Supervises and directs assigned personnel, including making work assignments, evaluating performance for proper, timely completion, and providing corrective instruction.

Inspects physical condition of buildings daily, identifying repair needs, and performing repairs from work orders from County Commissioners.

Performs preventive maintenance on plumbing and electrical fixtures, inspecting and evaluating condition of units, and repairing or recommending replacement.

Initiates and performs new construction and remodeling projects, including estimating costs, drawing blueprints, listing materials, and obtaining quotes from suppliers. Repairs and constructs cabinets, shelves, doors, steps and wheelchair ramps, as needed.

Inspects, evaluates and maintains safety equipment weekly. Oversees facility boiler system using computer and related software to diagnose problems. Performs minor repairs on air conditioning units as needed.

Serves on 24-hour call for building and related mechanical systems emergencies.

Performs related duties as assigned.

I. SKILLS AND KNOWLEDGE:

High school diploma or HSE.

Practical knowledge of accepted principles and practices of building and equipment maintenance, and ability to diagnose problems and perform a variety of building trades, including carpentry, plumbing, masonry, and HVAC, including ability to operate HVAC computer and related software, and ability to complete related training as required.

Working knowledge of and ability to make practical application of Department safety policies and procedures, including OSHA guidelines.

Ability to supervise and direct assigned personnel, including making work assignments, evaluating performance for proper, timely completion, and providing corrective instruction.

Ability to properly operate a variety of hand and power tools and heavy equipment, including power saw, drills, and sanders.

Ability to physically perform assigned duties, including close vision, hearing mechanical sounds, reaching, climbing ladders, standing/walking for long periods, pushing/pulling/lifting/carrying objects weighing over 50 pounds, bending at waist, crawling, and handling/grasping/fingering objects.

Ability to diagnose electrical failures and perform light wiring repairs, replacements, and installations.

Ability to read and interpret a variety of technical manuals, blueprints, specifications, instruments, gauges, and dials, and perform basic shop math, such as calculating square feet and angles.

Ability to provide public access to or maintain confidentiality of Department information and records according to State requirements.

Shall comply with all employer and Department policies and work rules, including, but not limited to, attendance, safety, drug-free workplace, and personal conduct.

Ability to understand, memorize, retain, and carry out written or oral instructions and present findings in oral or written form.

Ability to work alone with minimum supervision and with others in a team environment, work on several tasks at the same time, and work rapidly for long periods, occasionally under time pressure.

Ability to effectively communicate with co-workers, other County departments, County Commissioners, equipment manufacturers, suppliers, and the public, including being sensitive to professional ethics, gender, cultural diversities, and disabilities.

Ability to respond swiftly, rationally, and decisively to building and related mechanical systems emergencies.

Ability to occasionally work extended, weekend and/or evening hours, and occasionally travel out of town, but not overnight. Ability to regularly serve 24-hour on call.

Possession of a valid driver's license and demonstrated safe driving record.

II. RESPONSIBILITY:

Incumbent works according to a daily work schedule with project priorities and specific instructions provided by Commissioners. Incumbent exercises independent judgment in diagnosing mechanical problems and determining appropriate solutions, referring to Commissioners for unusual or unprecedented situations, such as irreparable damage or unexpected costs. Incumbent's work is reviewed upon completion of specific duties. Errors in work are usually prevented through standard safety procedures and are detected through supervisory review. Care and skill are required to protect a variety of mechanical systems and ensure safety of self and others.

Incumbent reports directly to County Board of Commissioners.

III. PHYSICAL EFFORT:

Incumbent's duties involve standing/walking/sitting for long periods, pushing/pulling objects, lifting/carrying objects weighing over 50 pounds, bending at waist, crawling, handling/grasping/fingering objects, driving, close vision, hearing mechanical sounds, speaking clearly, reaching, and climbing ladders.

IV. WORKING CONDITIONS:

Incumbent performs duties indoors and outdoors and is frequently exposed to hazards associated with building trades, frequently working in confined areas, uncomfortable positions and high places, such as ladders and roofs. Incumbent is regularly exposed to inclement weather, temperature extremes, moisture and a variety of hazardous materials, such as paint thinners, solvents, cleaners and asbestos. Safety precautions must be followed at all times to avoid injury to self and others.

Incumbent is occasionally required to work extended, weekend and/or evening hours, and occasionally travel out of town, but not overnight. Incumbent is regularly required to serve on 24-hour call for building and related mechanical systems emergencies.
