OBJECTIVE: To lease apartments at the highest effective rent level possible, while maintaining a strong customer service/satisfaction philosophy.
REPORTS TO: Property Manager
QUALIFICATIONS:
- Previous leasing and/or sales experience strongly preferred. Experience in multifamily housing also preferred.
- Previous experience with property management software such as AppFolio, Entrata, OneSite or Yieldstar preferred.
- Ability to learn and work using desktop and mobile software programs and apps including but not limited to Microsoft Suite (Outlook, Word, Excel, Teams, etc.), Adobe Acrobat, and more.
- Commitment to ongoing professional and personal development through team or company meetings and special projects.
RESPONSIBILITIES:
Leasing
- Learn Henry Turley Company and community policies and communicate them effectively to residents and prospects.
- Answer the phone, respond to all e-mails, and assist in the leasing activities and resident relations.
- Conduct property tours highlighting amenities and surrounding neighborhood features.
- Complete thorough follow up on all leads and monitor conversion rates.
- Accurately process application paperwork: employment, residency, background checks and credit reports and keep confidential in the resident files.
- Assist in developing and maintaining a resident retention/renewal program to achieve optimum rental increases and reduce turnover.
- Assist in social media posting, outreach marketing, housing fairs and resident events.
- Prepare weekly traffic/renewal status reports.
- Handle and coordinate all details of move-ins and move-outs including apartment inspections prior to move-in and after move-out.
- Prepare and review Lease paperwork, Property Rules and Regulations and all Addendums to new residents and renewal Leases with existing residents.
Customer Service
- Maintain a courteous and helpful attitude to both current and potential residents.
- Resolve resident complaints in a friendly and professional manner and alert Property Manager of pertinent issues and concerns.
- Follow up with all maintenance requests once received and send a confirmation e-mail once completed ensuring the resident is satisfied with the repair(s).
- Communicate with the maintenance team and vendors for all on-site preventative maintenance and repairs.
- Prepare and distribute market surveys monthly and be familiar with the surrounding markets, competitors and trends
- Assist in walking move-outs and help coordinate turns with vendors
- Assist in walking units once vendors/maintenance complete turns for accuracy and completeness.
- Follow HTC policies and procedures in accordance with Fair Housing Laws, ADA regulations and guidelines; send formal notices to residents who are in violation of their residential Lease.

- Assist with any requested work to be done on the property.
