Basic Function
- Maintains physical condition of entire property
- Assists Maintenance Manager in maintaining ideal property conditions
Objective:
As a Maintenance Technician, you will be responsible for all general maintenance, apartment turns and the property grounds. Reports to Maintenance Manager and Property Manager on a regular basis, as directed.
Basic Functions:
- Responsible for helping to maintain the entire property in an attractive, comfortable condition
- Assist in all types of maintenance, when necessary and as requested
- Complete the turnovers/make-readies of vacant units
- On-call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies. Should be familiar with location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property
- Assist in trash and pet waste pickup and on the property
- Assists with resident functions, as requested
Responsibilities:
The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Maintenance Technician
- Complete all duties regarding make-ready/vacant units
- Service appliances, as requested
- Service general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
- Re-key locks, as requested
- Assist in maintaining inventory of tools, equipment, and supplies
- Notify Maintenance Manager and/or Property Manager, as directed, regarding any supplies necessary to complete service requests
- Replace burned out light bulbs, broken globes, etc. in units and throughout the exterior of the property, as needed
- Clean and pressure-wash breezeways to eliminate dirt, bugs, cobwebs, etc. on a regular basis
- Perform corrective maintenance per residents’ needs following company procedures when performing service requests
- Observe condition of apartment and report any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.)
- Observe condition of property in general and reports any unusual circumstances.
- Make regular inspection of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment
- Enter occupied apartments to perform necessary repairs
- Clean up thoroughly after performing work
- Follow company procedures regarding safety and emergencies
- Attend employee meetings and training seminars, as directed
- Wear company uniform and badge during work hours
Teamwork:
- Maintain good relationship with other staff members, working with the Property Manager and under the direction of the Maintenance Manager
- Maintain good rapport with contracted vendors working on the property
- Maintain good rapport with current and prospective residents
Job Requirements:
- Ability to bend, kneel, and climb stairs
- Ability to lift, carry, and push heavy loads (50 lbs)
- Availability to work on-call shifts during nights, weekends, and holidays (as directed by property management)
