Job Summary
The Grounds Facilities Assistant is responsible for maintaining the aesthetic and functional aspects of the campus grounds, while also performing general maintenance tasks as assigned by the supervisor and Director of Facilities. This role ensures that the grounds are safe, clean, and visually appealing, while providing support in facilities management.
Expectations
- Maintain a record of regular and predictable attendance.
- Mow lawns with commercial walk behind mower.
- Snow removal, including plowing, snow blowing, and shoveling.
- Trim and prune tree branches.
- Spray weeds and insects using unrestricted chemicals as required.
- Operate and perform maintenance on power lawn mowers and equipment, such as changing oil, replacement parts, lubrication, and adjustment.
- Clean patios and sidewalks and pick up leaves and litter.
- Repair benches, outside structures, and sprinklers.
- Irrigate gardens and lawns.
- Set up or remove folding tables, chairs, barricades, traffic cones or similar objects.
- Dig up ground for flower beds, ditches, and holes for signposts.
- Perform seasonal grounds duties including leaf-raking, mulch replacement, snow and ice removal, composting, seeding and aeration of turf, etc.
- Stage equipment, supplies, and materials for daily community operations.
- Maintain the highest standards of community cleanliness and order throughout HCK, including sweeping and maintenance around special features, benches, entry ways, etc.
- Clean drains, gutters, and troughs, both topside and at street-level.
- Prep, patch and paint of wall trim.
- Knowledge and ability to perform light carpentry work.
- Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, and HVAC equipment repairs.
- Respond to maintenance requests by Community Director, residents and staff for items needing repair in rooms, including repairing plumbing, electrical, HVAC and replacing light bulbs.
- Repair and maintain vacated rooms in a timely manner. This includes carpentry work, installation of appliances, lighting and plumbing fixtures.
- Document safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines.
- Respond appropriately to management and/or community emergencies by assisting as needed.
- Participate in an emergency on-call maintenance schedule
- Other duties as needed.
Qualifications
Education:
- High school diploma or equivalent
Experience:
- 2-4 years of groundskeeping and maintenance experience preferred.
Skills:
- Work well in a team or alone, in all weather conditions.
- Understand and follow oral and written instructions.
- Observes all safety and security procedures and uses equipment and materials properly.
- Ability and desire to use innovative or creative skills to continually enhance the appearance of the environment.
- Valid Michigan Driver’s License.
- Overall understanding of the work environment and process.
- Working knowledge of the organization.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply good judgment to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.

Work Environment
- Standing, walking, sitting to make repairs.
- Squatting, stooping, kneeling to maintain and repair facilities and equipment.
- Climbing ladders or working upon scaffolding to make repairs.
- Climbing into trucks and onto other equipment.
- Operating trucks with snow removal equipment and hauling equipment.
- Lifting ability to remove and replace parts on building mechanical systems.
- Ability to lift and move plumbing fixtures and other equipment involved in repair tasks.
- Occasional weekend, evening or night work may be needed to maintain and repair facilities and equipment.
- Exposure to communicable diseases during certain maintenance assignments.
