We’re looking for a skilled Maintenance Supervisor to lead our maintenance operations, ensure exceptional property upkeep, and support a safe, comfortable community for our residents.
What You’ll Do
As a Maintenance Supervisor, you’ll take charge of maintaining and improving our property by combining leadership, technical expertise, and a commitment to excellence. You will oversee maintenance tech(s), manage contractors, and ensure all maintenance and repair work is completed efficiently.
Reports to: Property Manager/ Owner/ Asset Manager
Supervision Over: Maintenance Technician(s)
Key Responsibilities:
- Property Maintenance: Oversee and perform regular upkeep of grounds, amenities, building exteriors, parking lots, and common areas.
- Unit Turns: Manage the turn process for vacant units, including pre-walks, scheduling contractors while remaining motivated to complete in the quickest fashion.
- Repairs: Conduct or supervise tasks like painting, plumbing, HVAC, electrical, appliance repairs, lock replacements, and other general maintenance.
- Team Leadership: Train, schedule, and supervise Maintenance Technicians. Communicate with Property Management to prioritize daily and weekly tasks.
- Inspections: Conduct routine inspections of apartments and facilities to ensure safety, functionality, and compliance with company standards.
- Renovation Projects: Oversee renovations, including bid solicitation, quality control, and project closeout.
- Inventory Management: Track, order, and manage inventory of tools, equipment, and materials to minimize delays and confusion.
- Emergency Response: Manage on-call schedules for after-hours emergency maintenance requests.
Daily/Weekly Routines:
- Review work orders and prioritize urgent tasks.
- Conduct morning team meetings to delegate responsibilities.
- Perform property walks to ensure cleanliness, safety, and proper preparation for the day’s activities.
- Ensure units are ready for new residents and work closely with contractors to stay on schedule.
- Maintain a clean and organized maintenance shop.
What You Bring
We’re looking for a candidate who is not only skilled in maintenance but also takes pride in leading a team and representing our community professionally.
Education & Experience:
- High school diploma or GED required; trade certifications (e.g., HVAC) preferred.
- Minimum 1-2 years of experience in multi-family or commercial maintenance.
Technical Skills:
- Proficiency in plumbing, electrical, HVAC, appliance repair, and general building trades.
- Familiarity with property management software (e.g., Yardi) is a plus.
Physical Requirements:
- Ability to lift 50 lbs., climb ladders, and perform tasks that require standing, bending, or reaching for extended periods.
- Comfortable working in a mobile role across the property.
Personal Traits:
- Organized, proactive, and able to work independently or in a team.
- Strong communication skills, both verbal and written.
- Clean, professional appearance and demeanor.
Other Requirements:
- Valid driver’s license and reliable transportation.
- Ability to pass a background check (no violent felonies).
