Job Responsibilities
- Manage and coordinate the construction of single-family homes and luxury remodels in a custom home building environment
- Fully comprehend blueprints, development drawings, and specifications
- Responsible for ensuring that homes are built to meet all requirements established by construction drawings, building codes, specifications, buyer's contract selections, and buyer's upgrades
- Monitor production schedules with JobTread software. Manage all trades from lot clearing through closing in order to complete homes on time, within budget, and with our high expectation for quality
- Develop and maintain strong supplier, trade partner, and building inspector relationships. Communicate company's quality and performance standards to each trade partner and supplier
- Conduct periodic work inspections and checklists to ensure that scope of work and standards is met
- Inspect and approve work completed by trade partners before release of payment
- Evaluate and recommend construction methods to increase quality and profitability
- Complete field reports and file them in a timely and accurate manner.
- Complete formal inspections/checklists, quality control, and standard procedures, and monitor those reporting to the superintendent
- Maintain thorough knowledge of ever-changing construction practices, materials, building codes and OSHA requirements
- Prepare lot evaluation prior to start of build
- Adhere to company safety standards and implement safety standards on site
- Actively maintain the appearance of all sites, completed homes, sales models, and overall company related property and project appearance
- Perform other duties as directed by the Production Manager
- Job Requirements
- 5 years' experience in residential construction as a project manager or superintendent
- Background in custom home construction and high end finishes (preferred)
- Degree in Construction Management or related field (preferred)
- Self-motivated individual with high energy level, attention to detail, positive and proactive attitude, and the ability to work well with others
- Proficient verbal and written communication is necessary between internal staff, trade partners, and customers
- Basic computer skills required for email communication and use of scheduling and task list software; experience with scheduling software is a plus
- Commitment to customer service; ability to answer customer questions
- Ability to work independently or with minimal supervision in a fast-paced environment
- Good judgment and decision-making skills
- Organization and time management skills are a necessity; multi-tasking and managing projects in multiple communities is required
- Clean Driving Record and Reliable Transportation
- Ability to pass background check and drug test
Working Conditions Construction sites where temperature and noise levels vary.
