Property Manager - The Villas of Wawasee, Syracuse, IN.

HI Management, a seasoned property management company, is seeking a highly qualified candidate to fill a Property Manager position in Syracuse, IN. at the Villas of Wawasee Apartments (86 units).

ESSENTIAL FUNCTION OF THE JOB: The primary responsibility of the Manager is to provide proper staffing and professionally administer the operational responsibility. Responsibilities include marketing, leasing, team motivation, budgeting, overall day-to-day property management and strong resident relations. The position requires diverse skills, professionalism and commitment.

RESPONSIBILITIES: Either directly or under the supervision of the Area Manager, the duties include, but are not limited to the following:

• Oversee and monitor the policies and procedures
• Responsible for insuring proper staffing and/or coverage of property’s designated office hours
• Oversee budget guidelines
• Handle the day-to-day operations of the property
• Carefully monitor all expenses and invoices
• Review monthly operating statements for variances of income and expenses in relation to the current budget and to the actual performance for the same period the previous year
• Oversee the handling of administrative functions at each property
• Handle resident issues
• Review marketing strategies and current advertising plans for accuracy and effectiveness and make necessary recommendations and changes
• Preparing capital expenditure recommendations and replacement schedules
• Ensure works orders are getting completed on time
• Assist in negotiating, submitting to corporate for approval contracts for various projects and tasks.
• Ensure the scope of work is completed in a timely manner that exhibits quality workmanship
• Monitor the performance of employees insure they are adhering to all established standards and policies
• Timely communication of all issues and concerns with superiors
• Adhere to all government, state and federal regulations in reference to fair housing
• Perform property inspections
• Periodic review of systems and recommendations for improvements
• Follow the collection policy
• Make sure apartment homes are getting made ready for move ins
• Apartment leasing
• Resident activities

• Qualifications

Position requires previous property management experience. Must have background in supervision. Computer skills and word processing skills are necessary. Yardi would be a plus. Must pass a background check and have a valid driver license.
