The Director of Facilities (DOF) is responsible for providing leadership and guidance in order to ensure maintenance standards are achieved and sustained at all communities within the project company. Oversee all maintenance personnel at one or more locations. Ensure that the company obtains the best value for its maintenance and capital expenditure dollars, and that capital and reserve for replacement projects are dealt with professionally on an administrative basis and coordinated properly with the senior management and the field staff.


Primary Responsibilities:

  • Oversee maintenance operations
    • Ensure the that all Hickam Communities, Winn Military Housing Services(WMHS), Lendlease and Military Partner policies, procedures, standards and reporting requirements are effectively communicated to all employees, adhered to and properly implemented and delivered accurately and timely. Work with site leadership on strategies for accountability and setting of goals and quality standards.
  • Employee & Site Safety/Environmental
    • Participate in site safety and environmental programs, coordinating with regional Lendlease safety and environmental managers on immediate concerns and opportunities for improvement and be informed of personnel response and efforts during emergency situations, such as fires and floods, during and after normal business hours. Conduct incident investigation in coordination with safety personnel and provide report and recommendations for improvement and implementation of agreed actions. Attend IRB’s to identify trends and implement best practices to prevent reoccurrence.
  • Financial controls
    • Work with Maintenance Managers to provide support as required to provide accurate forecast of Controllable Expenses. Review financials and participate in monthly calls. Review monthly financial statements and discuss concerns and corrective measures with Director of Property Management (DPM) and present as-needed on review calls with MHS Senior Management and Lendlease. Responsible for generation of the Project Budget and Business plan for maintenance and capital expenses and projects.
  • Maintenance Staffing
    • Participate in hire, termination, and progressive discipline in coordination with HR and provide regular updates to DPM and VP Facilities. Actively participate in recruitment process for all supervisory personnel and structure or compensation adjustments for maintenance personnel. Review Open Position Report & work with managers to fill the positions in a timely manner. Work with HR, DPM, Winn RVP and Facilities VP on performance issues with MM’s and implement the agreed course of action and support.
  • Contract Management and Coordination
    • Ensure that all contracts for capital projects and ongoing maintenance are coordinated, properly bid, and completed in accordance with company standards. May be responsible for oversight and management of capital projects.
  • Responsible for the direct supervision of 3-9 employees and indirectly supervise more than 50 employees
  • Responsible for leading and supporting managers and directors in developing and improving operations to create optimal performance levels


Position Requirements:

  • Associate's degree required
  • Minimum 5 - 8 years' work related experience required
  • Minimum 1 - 3 years' previous supervisory/management experienced required
  • Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
  • Experience with computer systems required, including web-based applications and some Microsoft applications which may include Outlook, Word, Excel, PowerPoint or Access
  • Must be able to communicate clearly and effectively verbally and in writing. Able to communicate complex concepts in English and address sensitive situations, resolve conflicts, negotiate, motivate and persuade others.
  • Proven ability to provide a high level of customer service and staff training to meet customer service standards and expectations. Able to resolve service issues in the maintenance department in a timely and respectful manner.
  • Act as a team leader for small projects or work groups, creating a collaborative and respectful team environment and improving workflows. Results may impact the operations of one or more departments.



Salary : $110,000 - $111,000
