High Associates Ltd. is seeking a talented and detail-oriented Design/Space Planner to join our construction services team in Lancaster, PA. In this role, you will design tenant improvement projects, collaborating with tenants and internal teams to create functional, compliant, and cost-effective layouts. You will ensure that space designs align with client needs while meeting regulatory and construction requirements. Additionally, you will prepare schematic presentation drawings for communication purposes and ensure compliance with budgets, estimating, and bidding for thoroughness and accuracy.
Key Responsibilities:
- Responsible for architectural design and production utilizing AutoCAD.
- Creation of schematic floor plan based on the client’s programming information. Adherence to build-out standards utilizing existing construction, minimizing demolition and new construction costs as well as attempting to maintain locations of existing plumbing and electrical. In addition, develop an efficient cost-effective floor plan that meets the clients’ needs and fits within budget parameters. Confirm that life safety issues are addressed, and that the layout conforms to all code related issues.
- Meet with prospective clients to discuss programming needs and requirements.
- Utilize standard build-out specifications in all construction/build-out projects. Develop a Scope of Work for each job that clearly spells out all items associated with the construction of the project. Periodically review standard specifications with build-out team and implement revisions as needed, adhering to industry standards.
- Maintain communication with estimating department, sales staff and asset managers with regard to client requested additions to the Scope of Work. Confirm that all additional costs are incurred as alternates to the final negotiated lease rates.
- Provide full sets of construction documents with all necessary information for state and local code reviews. Prepare all paperwork associated with submissions for code approvals. Periodically meet with code officials to clarify interpretations and to streamline the process of obtaining approvals and meeting construction completion dates as established by the build-out team.
- Coordinate communication between office and field personnel for job site problem solving and change orders with prompt resolution to these matters.
- Assignments vary in scope and complexity and will often embody services for the design of new facilities or improvements to an existing facility for High owned assets or third-party clients.
Key Skills & Qualifications:
- Minimum 2 years of AutoCAD experience required
- Knowledge of architectural design, tenant improvements, building code compliance, and current state and local codes required
- Bachelor's or technical degree in Architecture, Interior Design, or related field (preferred)
- Strong understanding of construction processes and scheduling
- Proven ability to practice design and project management skills
- Ability to manage multiple projects with overlapping deadlines
- Strong attention to detail, organization, and time management skills
- Excellent communication skills for collaboration with internal teams and external partners
- Desire to expand knowledge and skills through regular work reviews with supervisor
LICENSE, CERTIFICATES OR REGISTRATIONS REQUIRED:
- Valid state driver’s license is required
- Membership in a professional organization such as the International Interior Design Association (IIDA), American Society of Interior Designers (ASID) or other recognized member organization is preferred.
- Successful completion of the National Council for Interior Design Qualification (NCIDQ) examination is preferred.
