Head of Property Maintenance – High Tide Capital (Maine)
High Tide Capital is seeking an experienced Maintenance Professional to take full ownership of property upkeep across our high-end apartment and mixed-use properties in Central Maine, including locations in Bangor, Orono, Rumford, and Skowhegan. This full-time role is crucial in ensuring our properties are well-maintained, safe, and fully functional.
Role Overview
As the Head of Property Maintenance, you will be responsible for the hands-on repair and upkeep of rental units, common spaces, and building exteriors. This includes routine inspections, preventative maintenance, and urgent repairs—ranging from minor fixes to large-scale projects such as apartment turnovers and upgrades. This position requires a self-motivated professional who can independently manage maintenance tasks and problem-solve efficiently.
Key Responsibilities
- Conduct regular inspections of buildings, grounds, and equipment to identify maintenance needs
- Independently diagnose and complete repairs in plumbing, electrical, HVAC, carpentry, and general building maintenance
- Carry out apartment turnovers, including painting, patching, and fixture replacements
- Perform preventative maintenance on property systems and infrastructure to reduce future repairs
- Install, repair, and replace appliances, fixtures, and necessary hardware
- Ensure all work is done in compliance with local and state building codes
- Maintain detailed records of maintenance work and completed tasks
- Identify and address maintenance concerns proactively before they escalate
- Work independently, prioritizing repairs and projects efficiently
- Read and follow technical manuals, blueprints, and work orders
- Use a variety of tools and equipment, including hand tools, power tools, and plumbing tools
Position Details & Benefits
- Full-time employment, M-F, nights and weekends may be required during emergencies
- Annual salary: $55,000 (paid in bi-weekly installments) plus potential for annual discretionary bonus
- Vacation: 2-weeks paid vacation

Required Skills & Qualifications
- Self-motivated and capable of working independently to complete maintenance tasks efficiently
- Strong problem-solving skills to troubleshoot and resolve building issues
- Able to perform physically demanding work, including lifting at least 50 lbs, standing for extended periods, bending, climbing, and other labor-intensive tasks
- Highly organized, with strong time management skills to handle multiple tasks and deadlines
- Effective communication skills to interact with tenants, team members, and corporate leadership
Preferred Experience & Certifications
- Experience in property maintenance, construction, plumbing, or electrical work Required
- Certification in property maintenance is a plus
- Valid driver’s license with a clean driving record
