Maintenance Tech III (Construction) - Full-Time

Reports to: Facilities Manager

Position Summary:

The Maintenance Technician III works under the direction and supervision of the Facilities Manager in a healthcare environment. The responsibilities of the Maintenance Technician include, but are not limited to maintaining buildings, grounds, equipment, utilities, ensuring safety, and trouble-free operation of the facility. Assists in remodeling/renovation of existing facility and working with contractors during construction programs. All craftsmanship should be of the highest quality.

Position Accountabilities:

  • Ability to read and follow blueprint, drawings/sketches, schematics, written specifications, and perform construction work in accordance with practices and procedures consistent with construction trade.
  • Follows proper demolition procedures such as installation of temporary barriers for dust, noise, etc. and removal of and proper disposal of existing systems, etc. Maintains and cleans work area as needed.
  • Follows assigned projects regarding framing, insulation, finish carpentry, hanging sheetrock, painting and other related tasks.
  • Contributes to project planning with the Facilities Manager; helps create timelines, supply lists, etc.
  • Follows layout procedures and installation of systems in accordance with accepted practices and procedures of the construction industry. All work shall be square, plumb, and true. All work shall comply with Federal, State, and local regulations and building codes.
  • Performs advanced troubleshooting of mechanical equipment and building systems.
  • Observes meters and pressure gauges; listens to sounds of operating equipment to detect malfunctioning units.
  • Demonstrated ability to read wiring schematics and diagnose voltage circuits.
  • Install, test, repair and replace hospital equipment and appliances.
  • Maintains written or electronic logs and performs preventative maintenance, inspections, and repairs on plumbing fixtures, piping systems, water heaters, faucets, valves, fire sprinkler lines, water lines, HVAC/R systems including cooling towers, pumps, and boilers.
  • Inspects, maintains, and repairs cooling and heating systems.
  • Inspects and maintains all hospital utility systems as required by usage and regulations.
  • Ability to lead and complete capital improvement projects including ordering of material and meeting project plans.
  • Ability to troubleshoot, maintain, replace, and make repairs to electrical fixtures such as receptacles, GFI’s, photocells, ballasts, wiring, conduit, transformers, relays, contact points, fans, motors, pumps, etc.

  • Follows layout procedures and installation of systems in accordance with accepted practices and procedures of the industry. All work shall comply with Federal, State, and local regulations and building codes.
  • Assists with ground maintenance, snow removal, helicopter landing calls, etc.
  • Ability to braze and weld items as needed.
  • Knowledge of different types of HVAC systems in facility, the Electrical Systems and Alarm systems and makes any repairs needed to make operational.
  • Responds to electrical, plumbing, fire alarm and weather-related emergencies by contacting proper personnel or appropriate officials.
  • Acts as part of the security team during work hours.
  • Follows on-call schedule to respond to emergencies, alarms, and/or urgent priorities related to facility, building, and grounds.
  • Other duties as assigned.

Position Qualifications:

Education – Required: High school graduate or GED certificate.

Minimum Experience: 1-3 years of experience in construction and/or maintenance operations.

Preferred Experience: A technical school with a certificate in a specialized maintenance area. 3-5 years' experience in construction and/or maintenance operations.

Required License: Valid driver’s license with a clean driving record. Must complete and keep current CPR and CPI certifications.
