The Maintenance Mechanic 4 (MM4) is the mid-senior experienced specialist or lead worker level of the series. Positions at this level perform skilled work in more than one trade or craft. Incumbents typically specialize in one trade or craft but perform journey-level and semi-skilled work in a variety of disciplines. Incumbents perform construction, maintenance, repair and modification of buildings, facilities, mechanical equipment, machinery and specific apparatus and utilize a working knowledge of several related skill fields such as plumbing, electrical, welding, carpentry, and machinist work. Additionally this position requires knowledge and ability to work/manage the organizations Direct Digital (DDC) systems and pneumatic controls.
This position is a classified full-time position, which is eligible for overtime.
Schedule: Mon -Fri 7 a.m. - 3:30 p.m.
Salary Information:
The above salary range reflects the starting step of Range 53 (Step G) and ending step (Step M) salary for this classified position and includes a 5% King County compensation provision. As a newly employed classified employee, based on annual increments, it will take 3 years to reach Step L on the salary schedule, 9 years to reach step M on the salary schedule. This does not reflect any contractual changes, legislative mandated salary increases or Cost of Living Increases (COLA's) that may be approved in the future.Under the direction of the Maintenance Manager, this position will:
- Repair and remodel buildings, frames walls, repair roofs, hangs/tape GWB, finishes and paints interior sheet rock walls, installs counter tops, hangs doors, paints interior and exterior and other carpentry related tasks;
- Install and maintain plumbing, electrical and mechanical fixture, installs, maintains and repairs pipes, valves, drains, basins, faucets, lavatories, air conditioning, laundry equipment, kitchen equipment, gates and hydrants;
- Perform preventative maintenance and repair on all types of mechanical equipment such as laundry, kitchen, hospital, laboratory and air-conditioning equipment, clean or change filters, change oil, grease, adjust drive belts, inspect sprockets, shafts and bearings to ensure proper operations;
- Trouble shoot and repair locks, door and access control hardware;
- Install power plant equipment, operate shop machines/vehicles, and repair campus mechanical, electrical and plumbing systems;
- Perform preventative maintenance and repair of ballasts, motors, compressors, pumps, fire systems, lighting, plant equipment and other campus infrastructure;
- May operate equipment in snow and ice conditions, including participating in snow removal activities;
- Perform the work of a Maintenance Mechanic 2 (MM2) and is assigned responsibility to lead the work of others, coordinate & schedule repairs with outside contractors;
- Develop or obtain cost estimates of repairs, maintenance or alteration projects, and order parts;
- Conduct checks and documents findings on multiple types of systems;
- Assure adherence to safety rules and precautions by assigned personnel;
- Develop solutions to repair and maintenance problems;
- Develop methods and procedures to be followed by assigned personnel;
- Read and interprets plans, blueprints and sketches as well as updating “As-Built“ drawings or other documentation;
- Position may lead, supervise or instruct mechanics or provide direction to contractors;
- Perform work on computers (work orders, Excel, Word and computerized HVAC Direct Digital Controls (DDC) front end);
- Inspections and follow-up on MM2 employees work;
- Scheduling and work resourcing (human and materials for project work);
- Develops methods and procedures;
- Provides on site management of small projects;
- Making recommendations to departmental SOP;
- Assists manager with priorities and deadlines;
- Key individual for responding to emergencies for maintenance and campus need;
- Other duties as assigned.
- Completion of a recognized apprenticeship in a skilled mechanic trade; AND
- Two years of experience as a journey-level worker in electrical, mechanical, plumbing and carpentry; AND
- Possession of a valid motor vehicle operator’s license is required.
- Forklift Certification;
- Boiler Certification;
- Mechanical, electrical or refrigeration Certification.
- Work inside and outside in all weather;
- Work in and access cramp spaces;
- Must be able to lift 75 lbs. at times and lifting up to 50 lbs. routinely;
- Must be able to go up and down ladders.
