Maintenance Technician Job Description:
The Maintenance Technician is responsible for providing an attractive, clean, safe, and well-maintained property, using a systematic approach that maximizes guest satisfaction and remains within the established budgetary guidelines. The Maintenance Technician is responsible for the operation and maintenance of all interior and exterior lighting, mechanical equipment, swimming pools, ice machines, HVAC units, plumbing, fire control equipment and guest room repairs for example.
Essential Duties and Responsibilities:
- Assist all guests in a sincere and courteous manner, wherever possible going the going above and beyond to ensure guest satisfaction.
- Inspects all operating systems and components of the hotel to ensure they are operating properly, efficiently, and safely.
- Promptly responds to front desk reports of guest problems or concerns, informs the front desk when action is complete so the front desk can inform our guests.
- Promptly responds to/works with Housekeeping/Ops Manager reports of property concerns, informs Housekeeping/Ops Manager when concerns are remedied. Communicates any unfinished maintenance requests to General Manager.
- Performs preventive maintenance, and repairs.
- Maintains Pool per state guidelines.
- Informs the hotel guest or hotel staff/associate member when maintenance repair is completed.
- Performs and logs preventive maintenance procedures on building mechanical equipment on a scheduled basis according to the PM.
- Conduct a daily inspection of the Hotel grounds and interior for damage, unsafe conditions, general cleanliness and replace light bulbs as required.
- Performs minor repair of all building and equipment, coordinating with the General Manager for specialized repair, as necessary.
- Operate, maintain, and repair all hotel, restaurant/casino, and banquets physical plant equipment and systems including equipment for kitchen, laundry, and swimming pool.
- Assists with tasks outside of their role as Maintenance Technician and is a team player when needed.
- Establishes and maintains solid and professional vendor relationships.
- Maintains all storage areas, shops, and mechanical areas in a clean, safe, and secure manner.
- Performs outdoor custodial duties such as snow removal, cigarette cleanup, dog droppings, lawn care, etc. as required.
- Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures and minor plumbing, electrical, and mechanical.
- Assist with overseeing of work being performed on schedule and as planned during PIP (Product Improvement Plan) renovations and new construction.
- Thoroughly learn and follow properties fire protection systems and alarms.
- Report daily to the General Manager any maintenance issues or areas of concern.
- Follow specifications, blueprints, manuals, and schematic drawings for installation, maintenance, and repair of structures and equipment.
- Make structure repairs to masonry, woodwork and furnishings, patch or replace plaster, paint walls, ceiling, and trim. Cut and lay flooring (linoleum, carpet, tile, etc.) when needed.
- Record utility readings daily and maintain monthly records.
- Use all safety requirements when operating machinery.
- Follow all MSDS, and OSHA requirements at all times.
- Grooming must meet Employee Handbook Standards.
Required Skills:

- Good mechanical maintenance skills.
- Basic carpentry skills to include painting and varnishing, vinyl wall covering repair and replacement, sheet rock repair and replacement and wall texturing.
- Basic plumbing skills to safely evaluate conditions.
- Basic electrical skills to safely evaluate conditions.
- Basic Computer IT skills and a basic knowledge of phone and operating systems.
- Basic understanding of HVAC and PTAC equipment functionality.
- Basic hydraulics system knowledge.
- Experience replacing seals, bearings, pulleys, and drive belts.
- Basic knowledge of repairing carpet, ceramic tile, grout, and caulking.
- Basic grounds maintenance skills.
- Must know how to obtain outside technical assistance when necessary.
- Must be able to lift up to 75 lb and push/pull up to 100 lb; bend, stoop, reach, climb, etc.
- Familiarity with OSHA/EPA and FEMA standards (Preferred).
- Pool Certification (CPO) preferred.
- Familiar with building fire alarm/sprinkler systems. Time management skills
