What are the responsibilities and job description for the Maintenance Superintendent position at Hilton Management, LLC?
The Maintenance Superintendent is responsible for preserving the asset while providing a quality customer experience. The Maintenance Superintendent will direct and perform day to day operations and supervision of the maintenance staff in conjunction with the community manager.
KEY AREAS: Property appearance, Manage service requests, Customer service, Turn mark ready units, Property upkeep including Preventative Maintenance and capital improvements.
Financial:
- Obtain bids for maintenance related expenses and capital improvements.
- Inventory Control.
- Manage Purchase Orders.
- Complete move out inspection, to include charge sheets.
- Organize the purchase of commonly used products, such as cleaning supplies, plumbing fixtures, and appliances.
HR:
- Responsible for the leadership and direction of all site maintenance staff through the guidance of the Community Manager.
- Train, Motivate and supervise the performance of the maintenance staff, set goals, and adhere to policies.
Safety:
- Reports all liability and community incidents to Community Manager.
- Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal.
- Follow policies relating to but not limited to OSHA.
- In case of emergency, must be available and accessible to community at all hours.
Administration/Office:
- Assign work and supervise all activities of maintenance staff.
- Provide on-site technical assistance for site maintenance staff.
- Schedules: Work Orders and Turns and inspects for completion.
- Generating apartment inspection sheets to inform workers on what needs to be completed in unit for new move in.
- Follow policies relating to but not limited to Fair Housing.
- Work with Community Manger with Eviction and Lock-out procedures.
Project Management:
- Cap X – manage all phases of the improvements from proposal to completion. Ensure project completion is on time and within budget.
- Create and Follow Preventative Maintenance Schedule.
- Work with Community Manager with make ready board.
- Work with Community Manager to review work orders and inspections.
Resident Relations:
· Create sense of community with staff and residents to ensure customer satisfaction and resident retention.
- Positive customer satisfaction attitude.
- Move-in and Move-out inspections.
Maintenance:
- Physically walk and inspect community daily.
- Check on vacant apartments.
- Complete Work orders and Turns
- Work with Community Manager and Team to Monitor:
- Work orders
- Inspections
- Vendor management/work
- Ongoing preventative maintenance schedule
- Work with Community Manager to obtain competitive bids for maintenance related expenses.
- Use, inventory and maintain good working condition of general maintenance equipment including but not limited to: hand tools, power tools, ladders, landscaping and safety equipment.
Must have a valid driver’s license,
A minimum of 3 yrs working experience in a class A community environment
Must be willing to be part of an on-call rotation
Physical Requirements:
Bend/Stoop/Squat: Perform routine maintenance and repairs; pick up tools, equipment and materials.
Climb Stairs: Service requests and make ready needs for 2nd and 3rd floor apartments.
Climb Ladders: Perform routine maintenance/repairs both indoors and outside.
Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.
Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.
Reach Above Shoulders: Perform routine maintenance/repairs, stock shelves, remove equipment and parts.
Writing: Inventory control, requisition requests, maintenance reports and work orders.
- Lifting/Carrying (supplies, replacement parts, ladders, etc.).
Over 150 lbs: Rarely needed (less than 1% of the time).
75 lbs – 100 lbs: Occasional need (1% to 33% of the time).
25 lbs – 75 lbs: Frequently needed (33% to 66% of the time).
1 – 25 lbs: Constant need (66% to 100% of the time).
Note: Lifting and carrying of weights exceeding 50 lbs is accomplished with assistance from one or more persons. Examples of heavy items include: washers/dryers, refrigerators, A/C units, furniture, etc.
Apartment and utilities are be part of total compensation.
Willing to relocate onsite to Ewing, NJ.
Plus any additional tasks assigned by the Community Manager, Regional Facility Manager, or Director of Residential Properties.
