Community Manager
The Community Manager is accountable for all community operations. The purpose is to effectively manage and coordinate team activities and available resources to accomplish goals. Goals include maximizing revenue and community values. The Community Manager should be energetic and enjoyable to work with. Calm and intelligent crisis manager with developed conflict management skills. This is a full-time and exempt position who reports to the Regional Property Manager.
· Hire, train, develop, coach, and supervise on-site team members.
· Regularly evaluate the on-site team regarding leasing and operational guidelines.
· Ensure all team members provide the highest level of customer service to residents.
· Work with the Regional Manager to maintain and improve the value of the assets.
· Responsible for petty cash reconciliation.
· Create, review, and inspect all Capital Replacements/Improvement plans.
· Work with Maintenance Manager and Regional Facilities Manager to obtain competitive bids.
· Inspect the community regularly with the Maintenance Manager to ensure curb appeal appearance, safety, and overall physical integrity.
· Work with the Maintenance Manager regularly on work orders, move in/out inspections, renovations, new move in inspections, preventive maintenance, and vendor management.
· Work with local municipality in obtaining building permits and certificates of occupancy.
· Conduct regular meetings with team members to keep them up to date on current issues.
· Review the occupancy, availability, and make readies, as well as work order management with on-site team and with the Regional Manager.
· Review of delinquencies, legal filings, and collections.
· Coordinate evictions with the legal department.
· Review rental rates on a weekly basis and make recommendations.
· Monitor/analyze financial performance, rent variations, and maintain market intelligence.
· Evaluate market conditions to determine unit prices in accordance with the current market and new construction.
· Review application checklist for IDs, paystubs. Renter’s insurance, screening results, rental verifications.
· Vendor management: RPF, contract management, process invoices, and supervise property projects.
· Review leases for accuracy.
· Oversee resident relations including resident events, resident retention, and social media objectives.
· Assure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, DEI, ADA, and OSHA. Works as a liaison to local, state, and federal agencies.
· Responsible for team schedules and payroll approval.
· Attends corporate meetings and functions.
· Adhere to all other tasks assigned by your direct supervisor and Director of Residential Properties.
· Report and document all accident/liability incidents for employees and residents. Be available for emergency situations.

· Knowledge of Fair Housing
· Experience with FCO and OurPetPolicy a plus.
· High School education or equivalent required.
· 5 years of property management experience required.
· College degree and Apartment industry certifications are preferred.
· Multifamily housing leasing experience a plus.
· Must possess a valid driver’s license.
· You will be required to stand, walk, sit, and reach with arms and hands frequently.
· You will be required to climb stairs, balance, stoop, kneel, crouch, and crawl.
· You must be able to lift and/or move up to 25 pounds.
