Hilton Marco Island Resort and Spa is currently seeking a dynamic Assistant Director of Engineering to join that best team on Marco Island! POSITION PURPOSE:

To maintain the entire hotel facility, including physical building structure, spa/pool, elevators, all mechanical, electrical, H.V.A.C. systems and related equipment in accordance with energy conservation and preventive maintenance programs. Ensure the upkeep of guest areas to maintain an attractive hotel. Manage all rehabilitation, expansion, and special projects.


ESSENTIAL FUNCTIONS:

  • Assigns, verifies, and participates in the completion of all routine maintenance on pubic spaces, meeting rooms, outlets, vehicles, back of the house spaces and grounds. Assigns and verifies completion of all repairs, replacement, and renovations projects to offices, public spaces, guestrooms, and employee work areas.
  • Conducts daily walk-through and visually assess the safety and efficiency of maintenance, the spa and pool, elevators and operation of the physical structure(s) of the hotel, all mechanical, electrical, H.V.A.C. systems and other related equipment.
  • Maintains organized and efficient administrative and filing system. Maintains a well-defined, and organized system within the shop for the inventory, maintenance, and storage of all tools, products, materials, and equipment necessary to execute the required activities of the department.
  • Hires, trains, supervises and counsels departmental staff and all independent contractors under direction of Property Operations, such as painters, upholsters, and groundskeepers. Conducts annual performance evaluations on Team Members working for Hilton Marco Island Resort and Spa.
  • Support the HotSos Program throughout the hotel. Learn all essential functions of HotSos as an Administrator. Train team members how to properly use HotSos. Frequently inspect HotSos service Orders and PM Orders and follow up with Engineers on outstanding service orders.
  • Maintains effective Energy Management and Preventive Maintenance programs, conducting special training for other operation departments on the safe and efficient use of equipment and energy in the hotel.
  • Informs the General Manager and hotel department heads, on a regular basis, regarding the specific and overall condition of the building structure(s), related systems and equipment offering prudent, and cost effective proposals for maintaining same. Accesses and inputs information into a computer and generates reports.
  • Adheres to all purchasing policies and controls to include all outside contractor bids, budgets, and schedules. Prepare bi monthly BVCW reports and annual budgets. Maintains appropriate supply of materials and equipment to carry out the normal day to day operating and maintenance requirements of the hotel.
  • Ensures all emergency and life safety systems operate correctly and are certified as per State of FL codes.
  • Prepares all utility and R&M budgets relative to the Hilton Marco Island
  • Conduct monthly departmental meetings with Team Members. Attend weekly Executive Committee and staff meetings.
  • Communicate effectively with city officials to ensure proper maintenance of permits and licenses, such as inspecting the building with the fire marshal to ensure all public assembly permits are maintained yearly and the hotel meets all local, state, and federal fire codes.


On a regular basis reviews the following property reports:

a. Daily engineer shift logs f. P&L variance reports

b. Daily revenue reports g. Daily/monthly Engineering reports

c. Daily labor reports h. Defect tracking

d. BVCW i. Guest satisfaction reports

e. Meter readings j. Weekly Labor Trackers


SUPPORTIVE FUNCTIONS:

In addition to performance of the essential functions, this position may be required to perform a combination of supportive functions, with the percentage of time performing each function to be solely determined by the General Manger based upon the particular requirements of the hotel.

Immediately available to report to the hotel in the event of any hotel emergency which necessitates the skills and expertise of the General Manager. By example, such emergencies may include, but not be limited to, fire, power or other equipment failures, floods, lightning, earthquake, or other disasters of similar nature and magnitude.


OTHER:

Regular attendance in conformance with the standards, which may be established by the hotel from time to time, is essential to the successful performance of this position. Team Members with irregular attendance will be subject to disciplinary action, up to and including termination of employment.

Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel. Mandatory participation in MOD program.

Upon employment, all Team Members are required to fully comply with hotel rules and regulations for safe and efficient operation of hotel facilities. Team Members who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment.


SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY:

  • The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions for the job, with or without reasonable accommodation, using some other combination of skills and abilities.
  • Knowledge of electrical systems, components, devices and HVAC systems, boilers, mechanical systems, spa/pool, elevators and the maintenance and repair of all.
  • Knowledge of public construction and building systems and codes; all related permits, licensing, new and existing codes pertaining to public building and fire safety.
  • Skills in use of computers and software programs associated with property operations.
  • Skilled in the proper and safe use of all tools, equipment, materials, chemical, and products relating to the department.
  • Ability to remain informed on state-of-the-art developments effecting the safety and operation of the facility.
  • Ability to analyze all associated systems as to their design, intent, and effective performance.
  • Ability to positively communicate and instruct employees, offering assistance in areas where they lack knowledge, skills, or experience. Able to rephrase, or “translate” fairly technical information into terms in which a lay person may easily understand.
  • Knowledge of mathematical skills (addition, subtraction, multiplication, and division) to maintain comment card reports, budgets and various reports.
  • Ability to climb stairs, ladders or use of a man lift to work at heights up to 30 feet, often reaching over head.
  • Ability to perform duties in a confined space and an awkward position.
  • Ability to hear a change in pitch of high speed mechanical equipment.
  • Ability to concentrate in a high volume/high traffic area.
  • Ability to write and speak English, to comprehend and communicate instructions to both the hotel and it’s clients.
  • Ability to grasp, lift and/or carry or otherwise move goods weighing a minimum of 75 lbs.
  • Ability to sit, stand, or walk for extended periods of time.
  • Ability to perform tasks requiring bending, stooping, kneeling in possibly tight situations.
  • Ability to remain calm in emergency situations and to effectively deal with the internal and external guest, some of whom require patience, tact, and diplomacy to defuse anger, collect accurate information, and solve guest concerns.
  • Possess knowledge of OSHA standards for chemical use and the ability to train new team members in applicable usage of all chemicals in accordance to OSHA laws.
  • Ability to work in a 365 day environment and be on call 24 hours. Must work a minimum of 45 hours/ week.
  • Knowledge of Yardi Payable System.
  • Knowledge of HotSos system.
  • Training and enforcement of Lock Out/ Tag Out.
  • Protect employer’s privacy and data; keep passwords safe.


QUALIFICATION STANDARDS:

Education: Graduation high school or equivalent. Apprenticeship and/or advanced training program for operating engineers recognized by the industry or any other combination of education, training, and experience that provides the necessary knowledge, skills, and abilities to perform the job.


Experience: Five years' experience as journey mechanic or engineer with a hotel company or related industry. Two years' experience as a head or Assistant Chief Engineer in same or similar environment.


Licenses or any licenses or permits that may be required by law or company regulation, such as an Electrician’s Certificates.


Grooming: All Team Members must maintain a neat, clean and well-groomed appearance per the Olshan Properties Team Member Handbook.


Other: Additional language ability preferred.
