Scope:
Maximizes room revenue through the management of room inventory, market mix and pricing strategy. Responsible for forecasting and budgeting.
Primary Responsibilities:
Ø Coordinates the yield management process and daily manages the property management system.
Ø Chairs the weekly revenue meeting, which includes the generation of all reports needed for that meeting.
Ø Monitors the pricing of competitors, understands the dynamics of the local market and demand generators, and presents appropriate actions to General Manager and/or Dir. Of Sales & Marketing.
Ø Monitors group blocks to determine rooms available for sale to transient customers. The Revenue Manager shall also understand the groups’ pick up history and shall oversee reservation department’s management of group cut off dates and accuracy of room blocks including held rooms and duplicate reservations.
Ø Reviews and approves all group proposals with the Director of Sales and/or General Manager. Collaborates with the Director of Sales on group rates and ceilings and selective guidelines.
Ø Effectively develops the hotel pricing and market mix strategy. Monitor platforms such as GRO for demand and pricing, Lighthouse for competition pricing and pace and STR/COSTAR for results versus compset.
Ø Responsible for daily walk-in rates and communication to staff of change in the daily pricing strategies.
Ø Determines the hotel weekly, monthly and long range rooms’ forecasts for both Transient and Group. This is based on data analysis via the platforms available to the Hotel. Produces and distributes the 14 Day Forecast for the leadership to utilize for scheduling for upcoming Transient and Group arrivals.
Ø Assists in the annual hotel budget development and ongoing results analysis.
Ø Provides training to the Reservations and Front Desk employees on up selling and negotiating techniques. Monitor NOR1 upgrades and specialty room types upgrades to ensure maximizing upsell potential.
Ø Implements and monitors revenue-based line-level staff incentive plans.
Ø Effectively and efficient communication of fluctuations in occupancy to operational departments so they may make staffing adjustments and increase efficiency.
Ø Provides a professional image at all times through appearance and dress.
Ø Follows company policies and procedures and is able to effectively communicate them to subordinates.
Ø Aggressively recruits and staffs department using company hiring standards (i.e. behavioral questioning, reference checks, evaluations and team interviews).
Ø Ensures hotel is in compliance with all federal, state and local laws, including EEOC and Wage Hour laws.
Relationships:
Internal: Hotel Employees: To receive information regarding revenue strategy.
Department Heads and above: Effective communication related to revenue strategy and results.
External: Hotel guests: To provide customer service
Qualifications:
Education/Experience: High School diploma or equivalent and two years experience in revenue management, to include utilization of revenue optimization systems. Special consideration will be given to those with experience with Hilton Hotels systems including GRO and subsequent proficiency with platforms such as Lighthouse, STR/COSTAR.
