Job Summary :
The Lead Estimator will be responsible for preparing cost estimates, outline specifications, and value engineering for construction projects. This individual will investigate design, code, agency, and owner requirements to define the scope of work accurately. They will also work closely with design consultants, subcontractors, and the project management team to ensure that estimates and cost analysis are precise and align with project objectives. Experience with multi-family projects and affordable housing is required, and wood-frame experience is a plus.
Essential Duties and Responsibilities :
- Interpret design intent and clarify unclear scope items.
- Understand all building components and their functions.
- Investigate site conditions, soil conditions, building codes, and agency requirements to define the scope of work and develop accurate cost estimates.
- Coordinate with design consultants to ensure proposal documents are complete and clear.
- Prepare abstracts from specifications and contracts, and develop detailed line-item cost estimates.
- Perform detailed quantity take-offs to determine the quantity of work and estimate waste factors.
- Recommend voluntary alternates and options for owner consideration.
- Develop initial project strategy and preliminary construction schedules in collaboration with the Director of Preconstruction.
- Evaluate and report project risks to the Director of Preconstruction.
- Determine production rates and costs for each line item in the estimate.
- Develop a staffing plan and overhead cost estimates with guidance from the Director of Preconstruction.
- Organize and lead the bidding process for assigned projects.
- Solicit cost and design input from subcontractors and maintain professional relationships with them.
- Analyze subcontractor pricing and compare with historical costs for review with the VP of Preconstruction.
- Develop detailed and complete conceptual estimates based on limited information.
- Provide cost analysis of design changes during design development phases.
- Maintain and update tracking tools for unit costs and project summary costs.
- Assist with subcontractor procurement, bidding, analysis, and scope definition.
- Present estimates to Ruscilli Associates and Owners, explaining the basis for cost and any assumptions made.
- Support the Team Leader by delivering work products in a timely manner and assisting with follow-up questions or clarifications.
- Prepare customized, professional estimating reports for analysis and presentation.
- Perform other duties as assigned.
