Role Description
This is a full-time on-site role for a Property Manager/Senior Property Manager - Commercial located in Minneapolis, MN. The Property Manager will be responsible for overseeing the daily operations of commercial properties, including tenant relations, lease administration, property maintenance, and financial reporting. Tasks include coordinating property maintenance, managing budgets, preparing financial statements, and ensuring compliance with property regulations. The Property Manager will also work closely with tenants to resolve issues and improve property services.
Job Duties (include but are not limited to the following):
· Tenant Management/Relations:
- Manage tenant concerns and requests
- Manage tenant correspondence and notices
- Coordinate and perform all turnovers and lease terminations
- Process lease files
- Manage the tenant buildout process and payouts
- Maintain current photos of tenant spaces
- Maintain tenant records
- Manage vacancies
- Actively connect with tenants to build positive relationships
· Maintenance/Vendor Management:
- Identify property maintenance and construction needs
- Coordinate and manage construction and maintenance projects
- Coordinate and manage service contracts
- Manage all contractors and subcontractors
· Financial/Reporting Management:
- Prepare annual operating budgets and manage/monitor throughout the year
- Prepare 5-year capital budget projections
- Work with appraisers, inspectors and insurance companies
- Maintain property records and photos
- Perform monthly property inspections
- Approve, code and process vendor invoices
- Process tenant bill backs
Qualifications
- Minimum of 2 years of experience in property management
- Bachelor's degree in Business Administration, Real Estate, or related field
- Skills in budgeting, financial reporting, and tenant relations
- Proficient in Microsoft Office Suite
- Experience in MRI accounting software preferred
- Initiative to gain new responsibilities and assist others when needed
- Strong organizational and multitasking abilities
- Excellent communication and interpersonal skills
- Ability to work independently and as part of a team
Salary : $70,000 - $110,000
