Purpose: The purpose of the Pre-Construction Director is to manage the design development and approval processes throughout the project delivery phase of new restaurant and retail construction.
Essential Functions:
Leads all restaurant and retail design activities with our aviation clients, brand partners and internal team members
Directs site survey coordination, design development through the 60% construction document phase, schedule development/milestone tracking, and financial oversight
Facilitates design kickoff meetings with external and internal partners to ensure design team is aligned on the committed development schedule, final scope of work, approved budget, and pertinent landlord and brand requirements
Oversees interior designers, food service designers, and architects from schematic design phase through 60% construction document completion. Review/redline all design documents to ensure completeness and accuracy prior to construction document commencement
Manages all required aviation, brand partner, and internal plan approval processes
Outlines project budget parameters to design consultants at project kickoff and communicates/resolves discrepancies during design process to ensure budget alignment
Partners with Estimating and Procurement to ensure budgetary alignment throughout design development
Develops and maintains project development schedules including required design milestone reporting to internal and external partners
Oversees all design consultant selection, proposal requests, contract execution, and invoice processing. Sources, qualifies, and trains regional and local designers and architects as needed
Initiates funding requests for design and project funding
Reporting Relationship: This position reports to the Senior Director, Design & Construction
Minimum Qualifications, Knowledge, Skills, and Work Environment:
Education and Experience: The combination of education and professional experience must exceed 8 years:
In a leadership role: Requires 3 years of experience leading a team of D&C professionals
In a technical role: Requires 8 years of years design/build management/construction experience in the food service and retail industries.
A bachelor’s degree in in architecture, engineering or construction management or a program related to the functional area can count for 3 of the eight-year requirement
An MBA or a master’s level degree in a program related to the functional area can count for an additional 2 years of the eight-year requirement
In the industry: Hospitality, F&B and/or Retail experience 3-5 years
Specialized Training:
Requires demonstrated working knowledge of design, estimating, architect/general contractor oversight, scheduling, project budgeting, and cost control. Requires knowledge of CAD, estimating, and graphic software (Adobe Acrobat & Bluebeam)
Knowledge of state and federal building codes and applicable regulations and statutes

Business acumen and also has the mindset required to understand the long-term implications of construction planning and to advance the organizations goals
Demonstrated history of understanding the needs of the business, stakeholders, the employee population, and individual circumstances
Demonstrated history of creating and maintaining positive work environments through coaching, developing, and leading teams to achieve common goals
Travel: Requires ability to travel 40-60% of the time for meetings and to visit branch locations
