About the role:
Position Summary: This is a 20-30/hour a week role with additional weekend and emergency hours as needed.
We are seeking a dedicated and detail-oriented Maintenance Coordinator to oversee the upkeep and cleanliness of our property. The ideal candidate will conduct routine inspections, perform cleaning and maintenance tasks, and ensure the property is safe, clean, and well-maintained for residents and visitors. This role requires a proactive approach to property care, the ability to handle general maintenance requests, and availability for on-call emergencies. The position will be the liaison between management, vendors, and the Board.
Key Responsibilities:
Daily Duties
- Conduct property walkthroughs for cleanliness, pick up litter, and report issues.

Clean common areas, including pool, pool deck, tiki furniture, fountain, and social room.

Refill consumables in restrooms and empty trash cans.

Check and clean elevators, grill area, and outdoor spaces.

Collect recyclables (Mondays, Wednesdays, Fridays) and leaf-blow hallways/stairways.7

Review and clean grills (if necessary) and make ensure there is sufficient propane gas for consumption

Empty trash accumulated in first-floor dumpsters..if the smell is offensive install air fresheners

Police parking lot for contractors that are parked in member-reserved areas

Police parking lot for beach trafficOversight of vendors abusing the common areas
Weekly Duties
- Clean and polish elevators; wet mop hallways.

Clean laundry rooms and clear lint traps.

Dust hallway fixtures and replace light bulbs.

Set out recyclables for pickup (Tuesdays).
Monthly Duties
- Wash hallway walls, stairways, and pool furniture.

Shampoo carpets in hallways and social room.

Inspect uninhabited units for maintenance or safety concerns.

Clean filters in all portable A/C units in two towers and the elevator room
Quarterly Duties
- Power wash pavers, grill area, and trash area.

Perform touch-up painting and roof inspections for wear or damage.

Deep clean and treat outdoor metal fixtures to prevent rust.
General Maintenance and Emergency Response
- Complete assigned maintenance requests.

Respond promptly to on-call building emergencies.
Qualifications:
- Impeccable written and verbal communication skills.
- Previous experience in property maintenance, custodial work, or a related field.
- Ability to operate and maintain cleaning and maintenance equipment (e.g., leaf blowers, power washers).
- Basic knowledge of plumbing, electrical, and general building systems.
- Strong attention to detail and organizational skills.
- Ability to work independently and manage time effectively.
- Physical ability to lift up to 50 lbs, climb ladders, and perform manual labor tasks.
- Availability for on-call emergencies and occasional weekend work.
